1. Motion by Sorlin seconded by Dybas to accept minutes of June 3, 1981
meeting.
2. Sunsoval Subdivision #12-80, John Mason, Develo er - 14 lots (part
~n Queensbury , P~lot Knob Road. John VanDusen present on this
subdivision. Motion by Montesi seconded by Mann that this
subdivision should be reviewed by the Queensbury Planning Board.
Motion carried unanimously. As there are more than 5 lots partly
in the Town of Queensbury, the Queensbury Planning Board feel they
should review this subdivision. This does come under the Adirondack
Park Agency and Queensbury Planning Board would like a joint meeting
with APA. Motion by Mann seconded by Sorlin to have joint public
hearing with APA. Motion carried unanimously. Applicant will attempt
to arrange this meeting with APA and let Planning Board know when
they are ready to be placed on Queensbury Planning Board agenda.
Field trip to be made by Sorlin and Dybas.
3. Rollin Rid e Estates, Section No. 4 #7-81 - 14 lots Wincoma Drive.
Tom McCormac present on t 1S su 1V1S10n. Motion by Montesi
seconded by Threw to grant Conceptual Approval. Motion carried
unanimously. Field trip to be made by Montesi, Roberts and Mann.
4. Variance No. 720, Arnold M. Alkes - to enlarge a non-conforming use
with less than the required setbacks in an R-4 Zone on the property
situated at lOB Main Street, corner of Ryan Avenue. The applicant
. was present. Letter received from Floyd Gibson stating that he has
no objections. He owns property to the rear of applicant's business.
Motion by Sorlin seconded by Montesi to recommend approval of this
variance. Motion carried unanimously. The Board recommend approval
as there have been no problems with neighbors or with noise or
changing the character of the neighborhood.
5. S ecial Permit No. 99, P ramid Com an of Glells Falls (Ground Round
Restaurant - to ad w w1ndow an facade to ma or restaurant on
the property situated at Aviation Mall, Aviation Road. Glen Repko
represented Pyramid Company. Motion by Mann seconded by Dybas to
recommend approval. Motion carried unanimously. Th~ Board recommend
approval of this Special Permit as it does not alter or detract from
overall appearance of the Mall.
6. Variance No. 721, P ramid Com

and design and handcarved wooden sign 22 by 44 inches on the property
situated at Aviation Mall, Aviation Road. Glen Repko represented
Pyramid Company. Motion by Montesi, seconded by Dybas to recommend
approval of this sign variance. Motion carried unanimously. Signs in
total will be B7 sq. ft. Large sign must conform to Mall colors of
white on black as all other wall signs are this color.
