1. Minutes of September 2, 1981 meeting accepted.
2. Public Hearing Subdivision No. 12-80, Lakewood, John Mason, Developer.
14 lots (partin Queensbury) east side Pilot Knob Road. Leon Steves,
John Mason and Frank DeSantis were present on this subdivision. There
was some concern for water wells down hill and septic systemson hill.
Motion by Montesi seconded by Mann to grant final approval. Motion
carried unanimously with condition that SPEDES, APA and New York
State Board of Health final approvals be reviewed by Dick Roberts
prior to final stamp.
3. Rolling Ridge Estates, Section No.4, 12 lots, Wincoma Drive,
Dr. Robert Reid, Developer. No one present on this subdivision.
NOTE: Per phone call to McCormack's office on October 7, 1981
a Public Hearing was set for November 4, 1981 at 7:00 P. M.on this
subdivision.
4. Variance No. 729, Emmanuel J. Maille - to operate an auto repair shop
in existing garage in an R-4 Zone on the property situated at the
north side of Luzerne Road. Emmanuel Maille present. Motion by
Threw seconqed by Mann to recommend approval as cars once repaired
at site and will not change the character of the area. Vote 2 yes
and 5 no. Motion denied. Recommendation is for disapproval.
5. Variance No. 730, Smitty's Tire and Auto Service (Donald D. Smith)
to place a 24 sq. ft., double-faced, free-standing sign with no
setback from property line on the property situated at north side
Corinth Road, east of Pinewood Road. Robert Platt from Signs of
Progress represented applicant. Motion by Montesi, seconded by
Sorlin to recommend approval due to trees which block view east
and west. Sign will not overhang right-of-way. Motion carried
unanimously.
6. Variance No. 731, Garden Time, Inc. - to use and expand existing gas
station for Flowershop and Garden Shop in an R-4 Zone on the property
situated at the north side of Aviation Road, corner of Carlton Drive.
Harry Troelstra present on this variance. Motion by Montesi, seconded
by Dybas to recommend approval of this variance for the following
reasons: 1. Recycle of a closed gas station. 2. No problem with rear
50 ft. buffer to residential area. 3. East side setback 16 ft. but
this will be Highway Commercial under new zoning. 4. Fits in as an
entrance to our Town. Motion carried unanimously.

7. Variance No. 732,J. Kokeand Associates, Inc. - to expand a
non-conforming use less than 50% with 12 ft. 5 inch side setback
in lieu of the required 50 ft. setback between residential and
light industrial use on the property situated at Minnesota Avenue.
Attorney Vernon Green represented the applicant. Motion by Montesi
seconded by Threw to recommend approval of this variance as it will
make for a safer operation of traffic and get trucks off road for
loading. Motion carried unanimously.
8. Variance No. 733, MObil Oil Corporation - to place a 53 inch by 48 inch,
double-faced price sign on an existing light pole on the property
situated at Corinth Road east of Northway (1-87). Attorney Robert
Stewart represented applicant. Motion by Dybas, seconded by Sorlin
to recommend approval of this sign variance with the following
conditions: Sign to include only price. Sign not to exceed 10 sq.
ft. Sign be installed on light pole. Sign to be removed by 1986.
Motion carried unanimously.
