The Minutes of the December 18, 1984 meeting were approved as written.
SUBDIVISIONS:
Subdivision No. 7-84 - Courthouse Estates, Section 3, off Glen Lake Road
Tom McCormack present. Variance application for duplexes has been withdrawn. Mr. McCormack
submitted revised plan omitting duplexes and proposing new entrance on proposed road going through
county property. New road requires an easement from the county. He has met with two committees
at county. If he receives the easement he would construct road and request county to deed to town.
The committees appeared favorable and Paul Naylor has written to the committees saying it meets
with his approval. He is hoping for resolution from County Board of Supervisors this month or next.
Mr. Sorlin asked about a connection spur to the already developed sections 1 & 2. Mr. McCormack
said that it was not a part of the plan because the homeowners in 1 & 2 do not wish to be connected
to the new section. Mr. Frank Shortell and Mr. Joe Geroski both residents of the older sections
asked the Board to leave out the connecting spur. They do not believe any of the homeowners want
it. Mr. Sorlin explained, with Board members agreeing, that in the interest of good planning and
safety it would be necessary to connect the subdivisions giving an alternate way in and out. Mrs.
Mann said it is a hazard right now with only one ingress and egress. If the road were blocked for
any reason it would be impossible for emergency vehicles to have access to the subdivision. There
is considerable drainage work to be done before final approval. Mr. McCormack said he would
be looking for preliminary approval in March. Mr. Sorlin offered motion for approval, seconded
by Mr. Macri. Motion carried unanimously.
RESOL VED: Revised Sketch Plan Approval - Board requires that connection
be made from new Rte 9 entrance road to Courthouse Drive to
provide another entrance and exit for existing sections 1 & 2 of
Courthouse Estates before first building permit can be issued in
Section 3.
PUBLIC HEARING
Sub~ivision No. 8-84 - Pheasant Walk Section 1, 13 lots, south side Peggy Ann Road
Mr. Leon Steves present. No one appeared from the public. This is a simple strip subdivision.
The water and road are aleady existing. Mr. Steves was asked to have Highway, Health and Water
department approvals ready for this meeting. He did not have them althougl} there are no anticipated
problems. Mr. Frank Kinike (Duplex) said it would be a financial hardship for him if he must wait
another month for approval. Mr. Dybas made it clear that he would not again approve a subdivision
without the necessary approvals, and only because of the simplicity of this one would he do so now.
Mr. Sorlin noted that they have given approval in the past to subdivisions contingent upon receiving
the necessary approvals and it was putting the cart before the horse. The Board will not continue
this practice. Mr. Noll offered motion for approval, seconded by Mrs. Mann. All voted in favor
with the exception of Mrs. Levandowski and Mr. Macri who voted IIno".

RESOL VED: Final Approval granted contingent upon receipt of three approvals
with no problems. Upon receipt of approvals Chairman has authority
to sign final plat.
