Application Thursday, March 23, 2017 5:30 PM
Chairman
Zoning Board
Town of Queensbury
Sir:
I would like to request two waivers for the application I will be submitting to the board, regarding
permission to build a second residence on a 46 acre parcel I purchased 15 years ago, with an existing
residence on it.
Since the existing lot boundaries in proximity to the proposed house location have been established by
adjacent property surveys, and the other lot boundaries are 1000 plus feet away from the proposed
structure, the cost for a survey through the woods to establish the other lines is needlessly expensive.
With 46 acres to site the house on,the setbacks are easily exceeded, and the exact location from all lot
boundaries would seem to be unnecessary. Please waive the pre and post survey requirements.
Secondly, I would like to wait until the project has been approved, and the house sited more definitely
to supply percolation test results in the proposed septic location. After 15 years of doing various
projects on this land, I know there are very few areas that would not be acceptable for a leach field, and
the entire area for the proposed house is not one of them.
I would also like to submit only a rough sketch of the floor plan and elevations for the proposed house,
since I am not anywhere close to finalizing the design at this time. I can assure you it will not be of
excessive size or shape from a normal house, and will be almost unnoticeable from the road, in any case.
Thank you,
Kelly Carte

Dear Mr. Carte:
I am writing you with regards to your requested Survey-waiver for your proposed construction of
a second single-family dwelling on the parcel referenced above. Chairman Steven Jackoski has
approved your survey-waiver request but not your request concerning perc tests for the parcel.
An as-built survey for construction of a new single-family dwelling is required before issuance of
a Certificate of Occupancy for such structure.
Your Area Variance application is scheduled for review by the Zoning Board of Appeals during
the month of May, 2017. A Meeting-Date notice letter and agenda will be sent to you under
separate cover.
Should you have any questions or comments regarding your application, please do not hesitate to
contact this office.
Sincere y,

Tax Map Parcel: 300.16-1-3
Dear Mr. Carte:
I am writing you with regards to my review of the above-referenced project and to document the
recent conversations between you and Laura Moore of my office.
Upon my review I find that your proposal will require an Area Variance prior to the
commencement of the project. Specifically, an Area Variance is required as your plan offers the
construction of second single-family dwelling on one parcel where only one is allowed per
Section 179-4-010,C,6.
I understand that you have compiled or may be compiling the necessary application. This letter
serves as the required denial letter for the processing of your application package. Please note
our established submittal deadlines when completing your application papers.
Should you have any questions or comments regarding your application, please do not hesitate to
contact this office.
Sincerely,
Craig Brown
