The subdivision as proposed with a private drive is to have 8.6 or of usable density where 10 se is required for five lots, but we're satisfied

A public hearing was advertised and held on April 22. 2015, August 19, 2015, Oetobu 21.2015,
March 16, 2016, May 18, 2016, and August 17; 2016;
Upon review of the application materials, information supplied during the public hearing, and upon consideration of the criteria specified in Section
179.14-080(A) of the Queensbury Down Code and Chapter 267 of NYS Town Law and after discussion and deliberation, we find as follows I
I . There LL not an undesirable change in the character of the neighborhood nor a detriment to nearby properties because it keeps close to the two
sue zoning as recommended for this arra.
2. Feasible alternatives have been considered and it's been reduced from seven lots to five lots.
3. The requested variance is not substantial.
4. There is not an adverse impact on the physical or environmental enni itions in the neighborhood or district. The applicant has also agreed to
keep a 30 foot buffer zone on the backside of all the lots which adjoin neighboring properties in Bedford Close. This will satisfy the neighbor's
concern about privacy.
5. It is the recommendation of the Zoning Board of Appeals that the I'lannina Board pay particular aaention to whether or not they're going to
require a w cut buffer zone of some sort.
6. In addition the Board finds that the benefit to the applicant from granting the requested variance would outweigh (ataunvall the resulting
detriment to the health, safety and welfare of the neighbodlood or community;
7. The Board also finds that the variance request under consideration is the minimum nocessary;
