The proposed project involves site improvements and additions to the
residence for a single-family house located on a 1.29-acre waterfront parcel
off 01d A sernbiy Paint Toad. The Owners hope to expand their lawful,
nonconfrorming structure with additional Iiving space and an attached garage
which will create a safer access to the residence. A replacement
wastewater system employing an enhanced treatment unit is proposed as
well as several areas for stormater management, i.e. rain gardens, shallow
grass Swale. The existing water supply from the lake will be maintained in
use. Due to the existing residence being a nonconforming condition we will
be seeking variances to address several zoning restrictions.
Variance F eauest:
The proposed improvements to the Dunton residence will require several
variances primarily based on the pre-existing nonconforming designation of
the structure. It should be noted that this residence is subject to the
provision of the Queensbury Zoning Ordinance which requires the
shoreline setback to be "50 feet or the average setback of the dweIIing
structures on the two adjoining Iots, whichever is greater. In this case the
average is 54.2' instead of the standard shoreline setback of 50'. The
lawful, pre-existing residence is currently as close as 7'.
We request variance relief from the provisions of the Zoning Ordinance a
specifically related to the follow;
