TRUSTEE'S DEED
THIS INDENTURE, made the 251h day of April 2017, between MARC B. OLTON,
as Successor Trustee of the Jean S. Olton Revocable Trust, resding at 51 Tripoli Road,
Hudson Falls, New York 12839, party of the first part, and JAMES M. SCHNEIDER and
KATE ELIZABETH SCHNEIDER, as tenants by the entirety, residing at 25 Vischer
Ferry Road, Rexford, New York 12148, parties of the second part;
WITNESSETH, that the party of the first part, in consideration of Eight Hundred
Fifty Thousand Dollars {$850,000.00} lawful money of the United States, and other
good and valuable consideration paid by the parties of the second part, does hereby
grant and release unto the parties of the second part, their heirs and assigns forever,
ALL THAT CERTAIN PIECE OR PARCEL OF LAND situate, lying and
being in the Town of Queensbury, County of Warren and State of New
York and more particularly described in the attached Schedule A
BEING the same premises described in a deed from Jean S. Olton to
Jean S. Olton Revocable Trust dated May 25, 2000, said deed dated
May 25, 2000 and recorded in the Washington County Clerk's Office
on July 7, 2000 in Liber 1172 at page 116. Jean S. Olton died on January
24, 2017 a resident of Warren County, leaving Marc B. Olton the
Successor Trustee under the Second Amendment to the Jean S. Olton
Revocable Trust dated January 11, 2013; said Trust having been originally
executed on May 25, 2000 and Amended on May 19, 2006.
Together with all right, title and interest, if any, of the party of the first part in and
to any streets and roads abutting the above-described premises, to the centerline
thereof.
Together with the appurtenances, and all the estate and rights of the party of the

first part in and to said premises.
To have and to hold the premises herein granted unto the parties of the second
part, their heirs and assigns forever.
And the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been incumbered in any
way whatever.
Subject to the trust fund provisions of Section Thirteen of the Lien Law.
IN WITNESS WHEREOF, the party of the first part has executed this deed.

SCHEDULE A
ALL THAT TRACT OR PARCEL OF LAND, with the buildings and improvements thereon, in the Town of Queensbury,
County of Warren, and State of New York, situate on the easterly shore of Lake George and part of Lot No. 7 on the
French Mountain Tract and bounded as follows:
BEGINNING at a point on the easterly shore of Lake George, which point is the northeasterly corner of the premises
conveyed to James J. Perkins and Marian T. Perkins by Eleanor M. Bridges and others, by deed dated April 27, 1949 and
recorded May 24, 1949 in Warren County Clerk's Office in Book 277 of Deeds at page 12, and which point lies 3.5 feet
westerly of the westerly end of a sea wall; and running thence south 33°15' east 164.68 feet to an iron pipe; thence south
56°45' west 30.9 feet to a point at the northerly face of a stone wall; thence in a northwesterly direction along the
northerly face of said stone wall 42.26 feet; thence north 39°35' west 2 feet to an iron pipe; thence on the same course
128.96 feet to a mark on the top of a boulder 10 feet from the easterly shore of Lake George; thence continuing on the
same course 10 feet more or Iess, to high-water mark on the shore of Lake George; thence in a northeasterly direction
along the shore of said lake 89 feet as it winds and turns,to the place of BEGINNING, being the same premises shown as
"lands to be conveyed" on a map of a survey of a parcel of land for conveyancing in Great Lot No. 7 of the French
Mountain Tract, Town of Queensbury, County of Warren and State of New York, made for Dr. J. Perkins by John B.
VanDusen,Licenses Land Surveyor,dated December 30, 1950.
Together with a right of way over the remaining lands of James J. and Marian T. Perkins, 16 feet wide and extending from
the rear of the premises above described to another right of way marked "To Route 9L", all as shown on said map,
together with the right to use the same in common with the said James J . and Marian T. Perkins, their heirs and assignees
on foot and with vehicles, and with the right to grade, surface and maintain the same in a condition suitagble for passage
by automobile.
Together with a right of way of 18 feet in width from the southerly line of the premises herein to what was formerly the
main road from Caldwell to Joshua's Rock, and over said main road as the same now exists to Route 9L, said right of way
being partially shown as "To Rt. 9L, Right of Way" on the map before referred to, it being the intent of the party of the
first part to convey the right of way conveyed to her by her grantors, on foot and with vehicles from the southerly end of
the aforementioned 16 foot right of way in a southerly or southwesterly direction over the existing roadways to said Route
9L.
Subject to the restriction that no excavation shall be made within 1 and '/i feet of the northerly face of the stone wall
mentioned above.
