The following questions reflect the cxit0ria for granting this type of variance. Please complete them.. use additional sheets if
needed.
I, Whether an undesirable change will be produced in the character of the neighborhood or a detriment to
nearby property will be created by the granting of this area variance?
No,the applicant is only hoping to adjust the lot lines to make two lots of equal size that are more can forming with
adjoining parcels. Although within the waterfront residential 2-acre zone, the parcels to the north along the
shoreline were developed as t acre lots or smaller. This boundary line adjustment will make both lots 1.1 acres.
2. Whether the benefit sought by the applicant can be achieved by some method, feasible for the applicant
to pursue, other than an area variance?
No,any lot line changes would require a variance.
3_ Whether the requested area variance is substantial?
The requested variance is moderate because although one very small, noncompliant lot will be made larger and
more compliant, another larger lot will be made smaller and less ratnpIiant.
4. Whether the progused variance will have an adverse effect or impact on the physical or environmentaI
conditions in the neighborhood or district?
No,there will be no changes to the site.
5. Whether the alleged difficult} was self-created`
Yes,as the smaller Iot is still buildah le,the difficulty is self-created.
