New Business Area Variance No. - 201 ~ Review in the month of June 2011 David Robertson 27 Meadow Drive Shoreline setback relief cross Ref. Freshwater wetlands Permit Site Plan Review ~~~U~~ v TOWN OF QUEENSBURY 742 Bay Road, Queensbury, NY 12804-5902 S 18-761-8201 April 19, 2011 David Robertson 170 Robert Gardens North, Apt 8 Queensbury, NY 12804 RE: Single Family Some 27MeadowDrrve Tax Map Parcel No: 297.17-I 26 Dear Mr. Robertson: I am writing to you in response to my review of your plans depicting the proposed construction of aSingle-Family Dwelling on the property referenced above. The information I reviewed was a partial, untitled survey map, building permit application attd a November 29, 20101etter from Jed Hayden of the DEC. Upon review of the plans submitted to this office, I find that a Freshwater Wetlands Permit will be necessary in order for you to construct the home in the location you desire. Specifically, the proposed placement of your home calls for disturbance within 1.00 feet of a regulated wetland. Additionally, fiuther review may be necessary .for development occurring within S0 feet of slopes greater than 15%. We will need to see accurate, on-site topography in order render a final decision on this item. As your plan calls fora "75'+/-" shoreline setback, you will need to confirm that the 75 ft. setback is maintained as this is the. minimum requirement in this area. Finally, as part of the review process, our Planning Board will likely wish to see the complete delineation of the DEC wetlands on the subject parcel, The map provided only offers a delineation of about one-third of the width of your pal+cel. Enclosed please find a Site Plan .Review application for ,you to complete. Please note our established submittal deadlines when compiling your application materials. Should you have any questions regarding the above comments, please do not hesitate to contact this office. The infonmation I reviewed was a partial, untitled survey map, building permit application and a November 29, 20101etter from Jed Hayden of the DEC. Upon review of the plans submitted to this office, I find that a Freshwater Wetlands Permit will be necessary in order for you to construct the home in the location you desire. Specifically, the proposed placement of your home calls for disturbance within 100 feet of a regulated wetland. Additionally, further review maybe necessary for development occurring within 50 feet of slopes greater than I S%. We will need to see accurate, on-site topography in order render a final decision on this item. As your plan calls fora "75'+/-" shoreline setback, you will need to confirm that the 75 ft. setback is maintained as this is the minimum requirement in this azea. Finally, as part of the review process, our Planning Board will likely wish to see the complete delineation of the DEC wetlands on the subject parcel. The map provided only offers a delineation of about one-third of the width of your parcel. Enclosed please find a Site Plan Review application for you to complete. Please note our established submittal deadlines when compiling your application materials. Should you have any questions regarding the above comments, please do not hesitate to contact this office.
