The proposed project entails demolition of the existing residence, construction of a new residence with a replacement septic system and new stormwater management controls. The proposed residence will require an Area Variance from the Town of Queensbury Zoning Board for relief from the 20 foot side setbacks for both the north and south sides of the structure. We are requesting 9.5 feet of relief from the north side setback and 2.3 feet of relief from the south side setback. The current side setbacks are 0 feet on the north side and 17.7 feet on the south side. The proposed stormwater management controls will capture and treat all stormwater runoff from all new impervious surfaces. This will be accomplished by the use of roof gutters and grassed swales directing stormwater to rain gardens. NY 12804 • 518-761-8238 9 Revised June 2009 PROJECT NARATIVE KELLY RESIDENCE 2 JAY ROAD The proposed project entails demolition of the existing residence, construction of a new residence with a replacement septic system and new stormwnter management controls. The proposed residence will require an Area Variance from the Town of Queensbury Zoning Board for relief from the 20 foot side setbacks for both the north and south sides of the structure. We are requesting 9.5 feet of relief from the north side setback and 2.3 feet of relief from the south side setback. The current side setbacks are 0 feet on the north side and 17.7 feet on the south side. The proposed stormwnter management controls will capture and treat all stormwnter runoff from all new impervious surfaces. This will be accomplished by the use of roof gutters, splash pads and grassed swales directing stormwnter to rain gardens. This project will be a significant upgrade for this property, the replacement septic system will comply with Town Onsite Wastewater requirements and stormwnter that currently drains directly into Glen Lake will be treated and managed is the proposed project is approved.
