place~ne~nt of your deck.additioa does not .meet:the minimuut 75 ft. Shpreline sett~ack requirement
of the ModerateDeosity=Residtial, (~v1I)R) district. Further, your exst~ng~home is considered
-to be a non-conforming sttuc~tiu~e as it does not~meet the ciure~t•setback tequire~nents of the MDR
zone, therefore, relief for the expansion of a =non-conforming. s~truature •is needed as well.
Additionally, as shown ontlie attached`IJEC mapping, the iocatit~nof the DECwetiand labeled as
GF-19 differs sgaifica~y ~i+om -your. drawing: ~ I understand your request for a- waiver from the
survey requirement, however, -this request cannot be forwarded to the :Zoning $oard Chairman

2) ENGINEERING FEE DISCLOSURE: Applications may be referred to the Town consulting engineer for review of septic design,
storm drainage, etc. as determined by the Zoning or Planning Department. Fees for engineering review services will be charged
directly to the applicant. Fees for engineering review will not exceed $ 1,000 without notification to the applicant.

Dear Mr. Granger:
According to the official Department of Environmental Conservation (DEC) wetland maps for
the Town of Queensbury in Warren County, there is mapped wetland on the above described
property. Afield visit performed. by this office on April 29, 201.1 verified that the actual wetland
boundary is approximately 50 feet from where you would like to place the new deck. In addition,
1 performed a wetland boundary delineation and that map is attached. It is the opinion of this
office that the proposed deck is in your "zone of occupancy" and will have no affect on the
wetland. Therefore, we will not be requiring you to obtain an Article 24 freshwater wetland
permit to install the deck.
You are responsible for determining if any other local, state or federal. permits are required
for the project(s). For information regarding permits administered by the DEC, please
contact the Division of Environmental Permits at (518) 623-1200. For information
regarding freshwater wetlands and permits administered by the U.S. Arnty Corps of
Engineers, contact their office in Watervliet at (518) 266-6360.
