I am writing to you in response to my review of the drawings that were submitted to my
office by your agent; Kevin Speck, for the above listed project.
I have reviewed the plans and find that an Area Variance and will be needed for the
project. Specifically, the new construction does not meet the minimum property line
setbacks for the Rural Residential; (RR) zoning district thus the need for the Area
Variances. Further, per 179-5-020. you would be allowed up to 2 accessory structures not
to total more than 500 sf. I understand that you currently have two accessory structures
totaling approximately 200 sf, so the addition of this third accessory structure which
alone is 576 sf, additional variance relief is necessary. Please note that the survey map
provided will need to be updated as it shows an attached structure and I understand your
proposal to be for a detached building.
I understand that your agent, Kevin Speck is preparing the necessary application
materials.

Judith Riccio is seeking a variance so that she can have built a detached 24' x 24'
workshop with some storage space inside. The shop area would be used for small projects
and repairs while the storage area would free up space in the existing garage that is used
for storage now.
