February 2011 ZBA Sign Variance TCT Federal Credit Union 9 Hunterbrook Lane freestanding sign TOWN ~JF QUEENSBURY 742 Bay Road, Queensbury, NY 12804-5902 518-761-8201 January 14, 2011 TCT Credit Union 416 Rowland St Ballston Spa, NY 12020 RE: TCT Glredit Union 9 Hunter Brook Lane, Queensbury Tax Map Parcel No: 289.IS-13 Dear TCT Credit Union: I am writing to you in response to my review of your proposal for a new freestanding sign at the above-referenced property. The proposed freestanding sign will require a Sign Variance from our Zoning Board of Appeals. Specifically, your proposed sign location does not comply with the required front yard setback for such a sign. I understand that you and your contractor, Saratoga Sign Pro's Inc. are preparing the necessary application materials for this project. Please note our established submittal deadline and pre-submission meeting requirements when preparing your papers. Should you have any questions regarding the above comments, please do not hesitate to contact this office. sincerely, Town Queensbury Craig Brown Zoning Administrator Cc: Saratoga Sign Pro's Inc. It does not provide adequate visibility to traffic and uses an outdated version of the logo graphic and text. All four TCT Credit Union locations have been or are in the process of being re-imaged with this new internally illuminated sign. The desired location for the new Queensbury property sign does not meet setback requirements of the code. We are asking for relief of ten feet from the required 15 ft front setback. The sign will still be 17 ft back from the curb, but only 5 ft from the front property line. This location is preferred due to the curvature of the road which makes other lawn locations unable to achieve adequate site distance for driver's recognition and reaction times. Numerous other locations were analyzed and found to have obstructions from the three large trees also on the front lawn which we do not wish to remove. The proposed sign location is not significantly different from surrounding signs or the character of the neighborhood and would enhance the safe flow of traffic into this business.
