Dear Ms. Grant:
We are in receipt of a copy of your application for a boat lift that you have filed
with the Lake George Park Commission and we would like to respond with the
following comments.
The property in question is within the Town of Queensbury zoning classification of
Waterfront Residential, 1 Acre (WR-1 A). As the proposed boat lift appears to
include a covering structure, we consider it to be a boathouse. A boathouse is
listed as allowable use within the WR-1 A district subject to Site Plan Review by our
Planning Board and also subject to all applicable setback requirements. As I
understand this proposal, the applicant seeks to install this structure at a location
some 15 ft from their northerly property line. It appears as though an Area
Variance will be necessary as our minimum setback requirement is 20 ft. To date
no applications have been submitted to the Town on this matter.
