Project Description
Applicant proposes to modify an approved subdivision. Reducing lot size on parcel -49.21 from 1.74 acres to
1.23 acres and to increase parcel -49.22 from 1.74 acres to 2.25 acres. Pursuant to Chapter 183 of the Zoning
Ordinance, subdivision of land shall be subject to Planning Board review and approval.
Staff Comments
Final Stage Review – Final Plat-subdivision existing 3 lot subdivision modification of 2 parcels. The
submission includes a survey of the proposed lot line adjustment showing all three parcels from the original
subdivision. Another drawing provided shows the parcel 49.22 with new home and a septic location. The
original subdivision was completed under the SR1A zoning district -one acre zoning for development. The
current zoning code MDR –moderate density residential requires 2 ac for residential parcel that do not have
town utility connection for sewer and water.

species

Nature of Area Variance
Pending ZBA review and decision of the 9/19/18 ZBA meeting. The applicant proposes to modify the two rear
lots of an existing subdivision where parcel 49.21is to be reduce to 1.23 ac from 1.74 ac. Relief is requested for
reducing the parcel less than 2 ac in the MDR zone.
Summary
The applicant has completed a subdivision modification for the lot line adjustment for two of the three original
parcels specifically parcel 49.21 to be reduced from 1.74 ac to 1.23 ac and parcel 49.22 to be increased from
1.74 ac to 2.25 ac.
