Prosect Description
Applicant proposes a two lot subdivision of a 62.9 acre parcel—Lot A to be 5.0 acres and Lot B to be 57.9
acres. Construction of a single family home on Lot A to tie into existing utilities and have access on Overlook
Drive. Pursuant to Chapter 183 of the Zoning Ordinance, subdivision of land shall be subject to Planning Board
review and approval.
Staff Comments
The applicant proposes a two lot subdivision of a 62.9 acre parcel located in the Hiland Park PUD off of
Overlook Dr.
Sketch Plan review: The applicant has requested a waiver from sketch.
Preliminary Stage Review: Preliminary plat subdivision lot layout shows the two lot arrangement.
• Layout plans —the survey shows the lot arrangement for the parcel with Lot A at 5 ac for a new home and
Lot B at 57.9 ac to remain vacant. The plans show the location of the proposed home and setback
information. The home is to have access from Overlook Dr.
• Construction details, Grading and erosion plans, Clearing plan, Stormwater management—the applicant is
requesting a waiver from providing these details.
Final Stage Review—Final Plat-subdivision for 2 lots.
• State/County agency—Town Board reviewed the project for consistency in August of 2017 and found it was
consistent with the Hiland PUD residential development. Planning Board is the only other review agency
for two lot proposed subdivision.
• Other plans reports no additional information provided.
• Protected open space none proposed.
