Re: Bonner Drive Subdivision Extension— Preliminary& Final Subdivision
Dear Mr. Chairrnan, and Planning Board Members.
Please find attached 1.5 copies of a, Preliminary Subdivision &, FinalSubdivision Application for a
2.54 Acre parcel at the, end of Bonner Drive which Michael Dorman and his family are requesting to
subdivide into 3 lots with a new hammer head road end section. This land is at the very end of
Bonner rive. 'he parcel is zoned Moderate Density Residential (MDR).
The proposed subdivision is, for a 3 lot residential subdivision with lot sizes of 17,462.4 sf, 26,245,5
sf, and 54,376.2 sf.
Although the proposed subdivision does not comply with the minimum lot size for the MDR Zone, it
is in character with, the surround,ing subdivisions which have rainimum lot sizes, slightly less than 1/2
acre.
If the subdivis,ion is approved Mr. & Mrs. Dorman plan, to sell 2 of the lots to their sons and the third
lot to a family firiend.
The area, to be subdivided is relatively flat with well drained soils and is served by town water. The:
highway superintendent has preliminarily reviewed the hammer, head, road section and does not
oppose the use of a hammer head instead of a cul-de-sac. The applicant will be responsible for all
infrastructure extensions costs and the extended road would be turned over to the Town upon
completion.
This project was granted, an Area Variance at the September ZBA meeting for the proposed 3 lot
subdivision layout,
