Project Description
Applicant proposes to demo an existing 650 sq. ft. home to construct a 2,020 sq. ft. (footprint), 3,514 sq. ft.
(floor area) single family home. Project includes a planting plan for shoreline. Project had new septic system
installed in 2017. Pursuant to Chapter 179-6-065 of the Zoning Ordinance, construction in a CEA shall be
subject to Planning Board review and approval.
Staff Comments
Location- The project is located at 50 Russell Harris Road.
Arrangement- The project includes demolishing an existing 650 sq ft home to construct a 2,020 sq ft home.
Site Design- The new home is to be located within the required setback, the site will include vegetated
stormwater areas, new driveway area and an existing septic system.
Building – The new home is to have a floor area of 3,514 sq ft to include the first and second floor, an
attached garage, porches and two existing sheds
Grading and drainage plan and Sediment and erosion control –The plans were forwarded to the Town
Engineer for review and comment. The plans do indicate vegetated stormwater areas are to be installed on
the site.
Landscape plan – The plans show the existing shoreline vegetation and the proposed planting beds to be
installed between the home and the shoreline.
Site lighting plan – The applicant has indicated lighting to be typical residential lighting. The board may
remind the applicant lighting is to be downcast.
Utility details – There is an existing septic system installed in 2017 for a 4-bedroom home and the water
supply is drawn from the lake.
Elevations – The applicant has provided elevations indicating the height to be 28 ft. All sides of the home
were provided. The porch was not shown.
Floor plans The plans showing the room layout for first and second floor was provided.
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h.
signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction
details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.
The waivers requested–Staff finds it reasonable to request a waiver as these items are typically
associated with commercial projects.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant has completed a site plan application for the construction of a new home. Project includes
maintaining shoreline plantings and to add mulched planting beds between the home and shoreline.
