Re: 15 Allen Road—Kattskill Bay, Lake George, Parcel 227.6-1-14—Town of Queensbury
Wastewater System Compliance Evaluation
Dear Mr. Matthews:
At your request, we have conducted research into the wastewater system for your parcel on Allen
Road on Kattskill Bay to determine it's compliance with the Town of Queensbury's wastewater code
(Chapter 136). As we discussed, for parcels in the WR-zone (lakefront residential)with projects that
require a building permit, the town requires that the wastewater system meet the current standards of
the code, otherwise a compliant replacement system will need to be installed.
You provided the original wastewater system plan titled "Topographic Map of lands of Alice H.
Urband..." dated December 14, 1981, prepared by Coulter& McCormack Licensed Land Surveyors.
In addition, we were able to obtain the records from the building permit file from the town, building
permit 7358,dated May 24, 1982. The records contain the building permit, inspection report, portions
of the wastewater system plan and certificate of occupancy dated December 6, 1983. The inspection
report has a check mark next to"septic approval"and states"pump-up system as per plans submitted."
Furthermore, you located the corners of the absorption bed in the field and we measured it and found
it to be in general conformance with the original design plans.
Based upon these findings, it is our opinion that the wastewater system generally meets the town's
current wastewater code. There were no signs of system failure observed during our limited field
inspection, however the septic tank and pump station were not inspected; we recommend that the _
tanks be located and the septic tank be pumped and inspected as well. We understand that you are
renovating the house and we are working on a site plan for building additions. The project will not
create additional bedrooms, therefore the existing wastewater system should be adequate for the
home. Should signs of failure occur, a replacement system will need to be designed and installed.
Please contact us if you require additional information.
Best regards,
