RE: New Boiler Room Addition to Building No. 6
Dear Ron:
As discussed during our recent meeting with you and David Hatin of
the Town of Queensbury Code Enforcement office , we suggest the use
of PVC pipe in lieu of cast iron pipe for the sanitary sewer and
drain piping below the building floor slab due to the presence of
boiler chemicals in the effluent which may be corrosive to metal
pipe. Accordingly, Schedule 40 solvent welded PVC pipe has been
included in the project .

RE: New Boiler Room Addition to Building No. 6
Dear Ron:
We researched the requirements for building setback for the
building in accordance with Town of Queensbury zoning regulations .
The original zoning for both the Bard property and the adjacent
parcel to the north was Light Industrial - 1 acre (LI-1A) . The lot
line setback requirement was 30 ft . at that time. The setback for
existing building 6 is in compliance with this requirement . In
1992, a Town Resolution No. 240 , 92 was passed which apparently
rezoned the adjacent parcel to Highway Commercial - 1 acre (HC-1A) .
The required lot line setback for a structure on an LI-lA property
abutting an HC-1A property is 50 ft . . Obviously, existing Building
No. 6 predates this Resolution and would be "grandfathered" . Note
that the building addition is to be constructed with a setback to
the addition in excess of 50 ft . . In our opinion , a variance for
this project should not be needed. However, you should check with
your attorney and the Town of Queensbury to confirm this
assumption.
We have included a copy of the pertinent Town Resolution and copies
of the zoning maps for your use and reference.
