STAFF COMMENTS:
The application is for a modification to an approved PUD for Overlook were applicants had applied and
received building permits to construct decks to their existing homes. The Overlook PUD property ownership is
addressed with the owners owning the building footprint including the deck and the Homeowners Association
owning the remaining property. The plans of the existing footprints for three of the decks were smaller than
what was constructed. The materials submitted show the existing and constructed layout for decks at 25, 28,
and 49 Overlook Drive. There are no setback issues. The modification is necessary to allow the Homeowners
Association to transfer the property to the owners impacted.
SUMMARY
The application materials are for a site plan modification of an approved PUD. The lots involved are 25
Overlook—existing footprint is 2613.96 sq. ft. and constructed is 2795.12 sq. ft.; 28 Overlook—existing 2614.40
sq. ft. and proposed is 2835.10 sq. ft.; and 49 Overlook —existing footprint 2512.97 sq. ft. and proposed is
2980.37 sq. ft. The board may consider the waiver request for G—lighting, J —stormwater, K —topography, L —
landscaping, M - land use districts,N—traffic flow, and P -floor plans.

Planning Board has determined that this proposal satisfies the requirements as stated in the
Zoning Code;
