CIVIL&ENVIRONMENTAL ENGINEERING } r- October 21,2007 Mr. William Weaver Weaver Construction,LLC 4136 State Route 4 Fort Ann,NY 12827 s Re: Foundation Drainage—Lot 18 Highland Estates Dear Mr. Weaver: This letter is in follow-up to our recent discussions regarding the footer drains at the single family residence under construction at Lot 18 in Highland Estates,Queensbury. As we've discussed,fitrther soil observations at the site and proposed design revisions dictate that the 4"footer drain shown on the plans will not be necessary in this instance. No groundwater or soil mottling was observed during site excavation. This indicates that the seasonally high groundwater elevation is some distance below the depth of the footing excavation(i.e. greater than 6' below grade). Further,the loamy sand soil conditions provide for reasonably good drainage. Finally,the stone placed below the slab and the proposed 2 sump pits will provide for sufficient removal of water from around the foundation. Based on the above,it is my opinion that the footer drains shown on the plan can be eliminated without compromising the foundation design. In buildings with combustible ceiling or roof construction, an attic access opening shall be provided to attic areas that exceed 30 square feet (2.8 m2) and have a vertical height of 30 inches (762 mm) or greater. The rough-framed opening shall not be less than 22 inches by 30 inches (559 mm by 762 mm) and shall be located in a hallway or other readily accessible location. A 30-inch (762 mm) minimum unobstructed headroom in the attic space shall be provided at some point above the access opening. See §_RIV11305.1_3 for access requirements where mechanical equipment is located in attics. §RR317 SMOKE ALARMS AND AUTOMATIC SPRINKLER SYSTEMS NY §RR317.1 Single- and multiple-station smoke alarms. Single-and multiple- station smoke alarms shall be installed in the following locations: 1. In each sleeping room. 2. Outside of each separate sleeping area in the immediate vicinity of the bedrooms. 3. On each additional story of the dwelling, including basements and cellars but not including crawl spaces and uninhabitable attics. In dwellings or dwelling units with split levels and without an intervening door between the adjacent levels, a smoke alarm installed on the upper level shall suffice for the adjacent lower level provided that the lower level is less than one full story below the upper level. When more than one smoke alarm is required to be installed within an individual dwelling unit the alarm devices shall be interconnected in such a manner that the actuation of one alarm will activate all of the alarms in the individual unit. The alarm shall be clearly audible in all bedrooms over background noise levels with all intervening doors closed. All smoke alarms shall be listed and installed in accordance with the provisions of this code and the household fire warning equipment provisions of NFPA 72. §RR317.1.1 Alterations, repairs, additions and conversions. When NY interior alterations, repairs, additions or conversions requiring a NY permit occur, or when one or more sleeping rooms are added or created in existing dwellings, the individual dwelling unit shall be provided with smoke alarms located as required for new dwellings; the smoke alarms shall be interconnected and hard wired. EXCEPTIONS: 1. Except for bed and breakfast dwellings, smoke alarms in existing NY areas shall not be required to be interconnected and hardwired where the alterations or repairs do not result in the removal of interior wall or ceiling finishes exposing the structure, unless there is an attic, crawl space or basement available which could provide access for hard wiring and interconnection without the removal of interior finishes. 2. Repairs to the exterior surfaces of dwellings are exempt from the requirements of this section. §RR317.2 Power source. The required smoke alarms shall receive their <- primary power from the building wiring when such wiring is served from a commercial source, and when primary power is interrupted, shall receive power from a battery. Wiring shall be permanent and without a disconnecting switch other than those required for overcurrent protection. Smoke alarms shall be permitted to be battery operated when installed in buildings without commercial power or in buildings that undergo alterations, repairs or additions regulated by �RR317.1.1.
