At your request I observed portions of the Days Inn second floor framing where it is exposed for the
remodeling that is underway. The floor is framed with TJI joists at 12" o.c. Some of the joists have
been notched through the flange to make room for piping or other construction. Some of the
notches occur in the top flange and some in the bottom flange. Some of the notches were probably
cut when the building was constructed, and have apparently not caused problems. Cutting the
flange of a TGI joist severely reduces its load carrying ability. The areas I observed were
effectively reduced to TJI joists at 24" o.c. The floor deck is %" plywood which can span 24".
Measurements of a joist indicate they are TJI/Pro 350, 14" deep. The span from the exterior wall to
the corridor partition is 26' ±. At that span the joists 12"o.c. would carry a total load of 67 PSF,while the
design load is 50 PSF.
The reduced load carrying capacity has effectively turned "non bearing" partitions at the bathroom
and bedroom into "load bearing" partitions, even though there are probably no footings. The spans
become roughly 11', 6', and 9'. The notches occur in the 9' span. At that span the joists 24" o.c
would carry 182 PSF, while the design load is 100 PSF.
The worst case foundation load at the resultant "bearing" partitions occurs at the bedroom partition.
The soil bearing pressure at this location is calculated at 682 PSF, which is almost negligible.
It is my opinion that so long as there are no flange notches in adjoining joists an effective spacing
of 24" o.c is acceptable.
It may be that there are instances where a deck joint occurs over a notched joist. This would
theoretically create a 12" cantilever in the deck that could make the deck bouncy. If this occurs,
furr the ceiling below with 2 x 4's screwed to the bottom flange to transfer the load to the adjoining
joists.
I want to revisit each room before the gypsum board is reinstalled.
