Install central air conditioning split system to cool all living space in the house.
Main Level
• Supply and install a Bryant Central Air Conditioning System (or equivalent), sized for adequate performance for square
footage of living space on the main level.
• Installation to include outside condensing unit set on equipment pad.
• Air handler and evaporator coil set in basement and connected to condensing unit via refrigerant line set with filter
dryer.
• Install condensate pump to route evaporator by-product to drain.
• Install disconnect and whip, per electric code, with 10-2 wiring to panel box.
• System to be controlled by digital thermostat.
• System to be started, balanced and test run for peak performance.
Second Floor

Duct System
• Design and install duct system. Duct system to include supply and return plenums at air handler,sheet metal trunk line
(surface mounted) sized by heat gain calculation, dampered supply runs to boots connected to ceiling diffusers to cool
second floor and floor diffusers to cool main level and ample return air to balance system. Supply run under stairs and
into former garage space to access new first floor bedroom and bathroom. Returns must be galvanized metal ducts.
Code, Re_gulatory Requirements
A. SMOKE AND CARBON MONOXIDE DETECTION SYSTEM
An NFPA approved, Class A zoned and interconnected smoke, heat and carbon monoxide detection system for
total coverage will be provided and installed, per applicable codes. Manufacturer to be Firelite Alarms, Simplex, Radionic,
or equal.
• Install detectors in each room, basement areas, kitchen and any walk-in closets.
• Smoke detectors to be combination smoke / heat 1350 F detector, providing coverage in bedroom, kitchen and
basement area.
• Kitchen area to have restorative 1940 heat detector.
• Carbon monoxide detectors to be installed in basement and living area.
B. SEPARATE HOT WATER SOURCES
Separate domestic hot water supplies between appliances and fixtures. Existing domestic hot water supply to by used to
service dishwasher and washing machine only. New supply to be used for remaining domestic hot water (all sinks and
showers).
• Supply and install a Boilermate(or equivalent).
• Re-plumb existing boiler with additional new zone and connect to Boilermate, to be plumbed with an Aqua Stat
Solenoid with adjustable thermostat and Simmons Mixing Valve Series 5-200N (or equivalent), to assure temperature
requirements.
• Bathroom plumbing to be Type L copper for water lines.
C. DOOR LOCKSETS
Door hardware on three(3) bedroom doors,two(2) bathroom doors and one(1)exterior door to be replaced with lever-type
Schlage or Series M Arrow single function,type C locksets(or equivalent).
D. INSULATION
Add fiberglass insulation to the southeast corner of the basement to meet NYS Energy Code requirements.
E. SEPTIC SYSTEM
Existing septic system is undersized to accommodate renovations. Install additional 1000-gallon concrete septic tank and
zabel filter to existing; and, install a new septic tank, distribution box, zabel filter and leaching system, per plans of Jarrett-
Martin Engineering.
Program Modifications
A. TRANSFORM EXISTING GARAGE SPACE INTO BEDROOM AND FULL BATHROOM, PER JARRETT — MARTIN
ENGINEERING PLANS
• Remove hardware and permanently seal overhead door.
• Install 3'0"x 6'8"exterior solid metal door with hardware in east outside wall of storage area.
• Install bearing plate down center of garage floor.
• Raise floor by setting 2"x 12"floor joists on exterior garage wall sill and by hanging the joist off of the interior side first
floor closure board to match the first floor elevation.
• Insulate floor space around the interior of the garage frost wall and insulate the raised floor,to code.
• Ventilate under floor space.
• Frame bedroom, bathroom and closet, per engineered plans.
• Install two double-hung 32" x 53" vinyl thermal pane windows (Anderson, or equivalent to match existing) in outside
walls, per plans.
• Rough in plumbing for bathroom with Type L copper for water lines and baseboard heat, per code.
• Rough in electrical for new area and connect to existing panel, per code.
• Install Y2' sheetrock on all new walls, tape, spackle prep for painting. Moisture resistant sheetrock to be used in
bathroom.
• Install baseboard heating sized for adequate performance for square footage of the new space. Connect to existing
boiler with a separate zone.
• Install no-wax, commercial inlaid sheet vinyl (Armstrong's Stone Kraft #89123 Stone Ridge style, or equivalent) and
cove base in bathroom. Color of owner's choice.
• Install single fiberglass shower unit with seat, toilet and vanity(Eljer or equivalent) with single-lever, anti-scald faucets
(Kohler or equivalent), per plans.
• Install 1 %"solid core doors for bedroom, bathroom,and closet.
• Prime and paint all new and existing walls, ceilings and trim with a minimum of two coats of Sherwin Williams Pro 200
(or equivalent). Color of owner's choice.
• Install variegated, level-loop Berber carpet(Kraus's Potential style, anti-microbial, or equivalent)and cove base in the
bedroom and closet area. Color of owner's choice.
B. DRIVEWAY PAVING
Expand existing driveway to include additional parking area. Apply 6"-8" rubble base and a minimum of 2" asphalt base
coat and 1"topcoat to all surfaces to approximately 2,520 square feet of area.
General Notes
1. Contractor is responsible to verify all conditions prior to starting of the work.
2. All work performed must conform to applicable NYS Building Codes, NEC, and any other municipality requirement. Any
electrical modification must be inspected by a certified underwriter and submitted prior to final payment.
3. Contractor is responsible to furnish and install all materials and supply CWI representative with all manufacturers'sheets.
4. Contractor is responsible to install all materials in accordance with manufacturer's specifications. Workmanship is expected
to be performed in a recognized acceptable construction practice.
5. Any substitutions must be submitted to CWI representative and Capital District DSO representative prior to installation or
change.
6. Contractor is responsible for evaluating and engineering of all bearing loads, all footings, and any changes to the existing
conditions.
7. All work to be completed within specified time frames of contract and all sign-offs received from the municipality.
