The minutes of the February 17, 1982 meeting were approved per
changes on a motion by Charles Sicard, seconded by Susan Goetz.
Motion was carried unanimously.

Because of the lack of the decision of the Warren County planning
Board, Special Permit No. 101 was reheard. Special Permit No. 101
was granted with the following findings:

RESOLVED: The Board granted this Special Permit No. 101.
The Board Finds:
1. The use is one specifically enumerated in the district.
2. Such use will not be prejudicial to the character of
the area.
3. The Board determines that there is appropriate provision
for access facilities adequate for the estimated traffic
from public streets and/or highways and that there are
pedestrian walkways so as to insure public safety and
to avoid traffic congestion. Parking spots 25 and 26
removed to change road alignment at west end. A 4
to 2 vote was taken. (Cornwell and Goetz - no).
4. That there are full adequate parking areas and off-
street loading spaces, in conformity with the proposed
parking requirements of the Zoning Ordinance of the
Town of Queensbury and all other related ordinances.

Variance No. 741 - Mobil Oil Corp. - South Side, Aviation Rd. at Exit 19-
to erect a double-faced price and product sign not to exceed 10 sq.
ft. on an existing light pole on the property situated at the south
side of Aviation Road at Exit 19 of the Northway.
Because of the lack of the decision of the Warren County Planning
Board at last month's meeting, Variance No. 741 also was reheard. A
unanimous vote was taken.
RESOLVED: The Board granted a 10 sq. ft. sign.
NEW BUSINESS:
Notice of A eal No. - Attractions Land Com an , Ltd. - Northeast
corner intersection 1- 7 and Aviatlon Road. - for an appeal of the
Building Inspector's denial of sign permit for anoff-premises sign
pursuant to Planning Board's decision disallowing the same on the
property situated at the northeast corner of the intersection of
1-87 and Aviation Road.
Mark A. Lebowitz, attorney for Charles Wood, spoke with questions
regarding the authority of the Planning Board's denial when the
requested sign met all other qualifications of the Sign Ordinance.
Mr. Wood, also present, spoke of previous Sheridan signon the property
and need for the off-premises directional sign for Story town and
Blacksmith's Shop.
A neighbor was present to speak against the sign.
Motion was made by Sjoerdje Richardson to deny the appeal, seconded
by R. Case Prime. The following action was taken on this appeal:
MOTION: Motion to deny appeal in that the Town Planning
Board acted within their authority.

Variance No. 42 - Richard Sherman Quaker Road. -
to place a free-standing sign wlth one I ft. setback from slde
property line in lieu of the required fifteen (15) ft. setback from
all property lines on the property situated at 77 Quaker Road.
Richard Sherman was present on his own behalf. Discussion arose
on closeness of Diamond International's property in relation to
the sign. It was noted that the sign would indicate the second
business in the same building.
Mr. Sherman spoke of the letter he received from the property owners
(Joseph Gavita and Fred Howard) stating approval of the sign.
Motion was made by Theodore Turner, seconded by Charles Sicard, to approve.
Motion carried unanimously.
RESOLVED: The Board granted this sign variance as
practical difficulty was shown. Sign to
be located as per application.
Variance No. 4 - The Kin Service Inc. - Northwest corner Aviation
Road and Carlton Drlve - to place a 3 ft. by t. price slgn on
existing pole in R_l~ Zone on the property situated at the northwest
corner Aviation Road and Carlton Drive.
Mr. Charles Southard spoke on behalf of the King Service, Inc.
10 ft. versus 12 ft. signs were discussed.
Mr. Howard Raych, agent for Mini Mart was present and stated his
disapproval on the grounds of the other denials of his signs.
Motion by Daniel Griffin, seconded by Susan Goetz, to approve.
Motion carried unanimously.
RESOLVED: The Board granted this sign variance provided
the sign is no larger than 10 sq. ft. Sign
to conform in 1986.
Variance No. 744 - John Salvador, Jr. (Dunham;s Bay LOdge) - Route 9L -
Lake George - to extend the allowable time on a building permit on
the property situated at Route 9L, Lake George.
Mr. John Salvador Jr. was present on behalf of himself. It was
stated that the new units and buildings will replace the old ones.
He told the Board his reasoning for the need for a 5 year building
permit was that the total project cannot be completed in I year.
The need for one building permit for the entire project instead of
one for each building was discussed.
It was recommended by the Board that Mr. Salvador withdraw his
application and submit a total plan to the Building Inspector.
Application withdrawn by applicant upon the recommendation of the
Zoning Board.

Variance No. 4 - James Michael Lockhart - New
to operate a securlty busnless in a resldentlal
property situated at New Hampshire Avenue.
Mr. Lockhart was present. He is reapplying after one year of no
problems and no violations.

Motion was made by Charles Sicard to approve, seconded by Daniel
Griffin. Motion was carried unanimously.
RESOLVED: The Board granted a permanent variance.
Variance No. 46 - Ciba-Gei - River Street - to place a lift
s atlon with less than 0 ft. front setbac ln M-2 Zone on the
property sÅ’uated at River Street.
~~. Robert Stewart, attorney, spoke on Ciba-Geigy's behalf and
presented maps of Ciba-Geigy and of the proposed Lift Station.
There were no speakers for or against this variance.
Motion was made by Daniel Griffin to approve, seconded by Charles
Sicard. Motion was carried unanimously.
RESOLVED: The Board granted this variance in concurrence
with the Town and County Planning Boards.
Practical difficulty shown. This is reasonable
placement of this building.
Variance No. 747 - Fred A. Alex¥ and Paul Stephenson - southside
Boulevard - to use existing bUllding for warehouse storage of
goods and materials and retail sale of food products in R-4/M-l
Zones on the property situated at the south side of Boulevard.
Mr. Frank DeSantis, attorney, spoke for the applicants. Site is
the old Boulevard Bowling Alley. They want to use it for a
warehouse for retail food products and the like. They will construct
an addition for freezer units. The parking will be on the west
side with the entrance in the front.
Mr. Alexy was present and added further information when needed.
It was noted that Mr. Bill Threw will continue his business in
the rear.
There were no speakers for or against this variance.
A letter was read from the Beautification Committee. It was
noted that most of the Board have visited the site.

Motion was made by Susan Goetz to approve, seconded by R. Case Prime.
Motion was carried unanimously.
RESOLVED: The Board granted this use variance for the
following reasons:
I. Practical difficulty.
2. Reasonable return not possible if used
as zoned.
3. It will not alter character of the
neighborhood.
A motion to adjourn at 9:55 P.M. was made by Charles Sicard.
