Designed per New York State Energy Conservation Construction Code with amendments. All glazing installed in hazardous locations as defined in Section R308.4 of the 2002 Residential Building Code of New York State shall be provided with a manufacturers label, designating the type and thickness of glass and the safety glazing standard with which it complies. See Minimum Category Classification of Glazing Table for glazing requirements. Building shall be provided with heating facilities capable of maintaining a minimum room temperature of 68'F at a point 3 feet above the floor and 2 feet from exterior walls in habitable rooms at the design temperature. Toilet, bath, and shower fixtures shall be spaced in accordance with the minimum fixture clearances diagram on this drawing. All smoke alarms required shall be interconnected. Alarms shall be connected to the primary building power source and shall contain battery back—up. All foam plastic or foam plastic cores of manufactured assemblies shall be covered with minimum 1/2 inch gypsum board which is mechanically fastened to support structure. In all framed walls, floors, and roof/ceilings comprising elements of the building thermal envelope, a 4—mil poly vapor retarder shall be installed on the warm side of insulation. Fireblocking shall be installed to cut off all concealed draft openings both vertical and horizontal between building stories and the top floor and roof. Wall stud cavities shall have fireblocking installed at intervals not to exceed 10 feet. Botts or blankets of mineral or glass fiber insulation or solid wood blocking shall be used for fireblocking. Attic access shall be provided to attic areas exceeding 30 square feet. Openings shall be minimum 22 inches by 30 inches and shall have a minimum 30 inch unobstructed headroom height. STAIR NOTES Stairway shall not be less than 36 inches wide in clear width at oil points above the permitted handrail height and below the required headroom height. Handrails shall not project more than 4 112 inches on either side of the stairway and the minimum clear width of the stairway at and below the handrail height, including treads and landings, shall not be less than 31 1/2 inches where the handrail in installed on one side and 27 inches where the handrails are provided on both sides. The maximum riser height shall be 8 1/4 inches and the minimum tread depth shall be 9 inches. FOUNDATION NOTES Bear footings on firm undisturbed soil. Foundations have been designed for a presumptive soil bearing pressure of 2000 psf in accordance with Section 401.4.1 of the 2002 Residential Building Code of New York State. If soils encountered are expansive, compressible, shifting, or have other unknown characteristics, soil testing shall be performed to verify soil properties and the design presumptive bearing pressure. Minimum depth of exterior footings for frost protection is 4 feet below finished grade. Lap footing reinforcement 2 feet at splices. Provide corner bars in footings, the some size and number as continuous reinforcement, lopped 2 feet with main reinforcement. Cast stepped footings monolithically. Refer to Drawings for Typical Stepped Footing Detail. See foundation plan for approximate step locations. Excavations shall be laid back to prevent sloughing in of sides. Maintain sides and slopes of excavations in stable condition until completion of backfil►ing. Foundation excavations shall be hand trimmed to remove loose material or ridges left by equipment. Backfill foundation walls with sand and gravel which are sound, durable, and free of organic or other deleterious materials. Install backfill evenly on both sides of walls where necessary to prevent displacement of construction. Backfill shall not be placed against basement walls until the walls have sufficient strength and have been anchored to the floor above. Finished grade at perimeter of foundation shall be sloped to drain surface water away from building. The grade away from foundation walls shall fall a minimum of 6 inches within first 10 feet. Place interior backfll► and slab subbase material in layers not more than 18 inches in loose depth and compact to 95 percent of maximum density. Perimeter foundation drains shall be installed around walls that retain earth and enclose habitable or usable spaces below grade. Instal/ perforated HOPE pipe with crushed rock wrapped in filter fabric at or below the area to be protected and discharge by gravity or mechanical means into an approved drainage system. Foundation walls that retain earth and enclose habitable or usable space located below grade shall be dampproofed from the top of footing to finished grade. The under—floor space created in crawl spaces shall be provided with ventilation openings through foundation walls or exterior walls. The minimum net area shall be 1 square foot for every 150 square feet of crawl space. One such opening shall be within 3 feet of each corner of the building. Ventilation openings are not required when the ground surface is covered with 6—mil poly vapor retarder, the space is supplied with conditioned air, and the exterior perimeter walls are insulatedin accordance with Section N1102.1.7. Anchor sill plate of exterior walls to foundation walls with 1/2—inch anchor bolts 12 inches maximum from each end and 6 feet maximum on center in between. (Minimum of two anchor bolts in each sill piece.) Embed anchor bolts a minimum of 8 inches in concrete foundation walls. For walls parallel with headers, columns shall be a minimum of 1 jack stud and 1 king stud, unless noted otherwise. At locations where walls are perpendicular to headers, install 1 king stud on each side of header and jack studs below as required to match header width. Joists exceeding nominal 2 by 12 shall be supported laterally with solid blocking or diagonal bridging at intervals not exceeding 8 feet. Where joists, trusses, or rafters are spaced more than 16 inches on center or the bearing studs do not align, such members shall bear within 5 inches of the stud beneath unless the top plate is supported or reinforced with a triple 2x6 header directly below. METAL—PLATE CONNECTED WOOD TRUSS NOTES Trusses shall be capable of supporting a top chord roof snow load of 50 psf, top chord dead load of 10 psf, and bottom chord dead load of 10 psf. Design trusses for balanced snow loads and unbalanced snow loads (two separate load cases) in addition to dead loads. Maximum truss deflection shall be L1360 for snow load and L1240 for total load. Submit truss design drawings to the Code Enforcement Official in accordance with Section R802.10.1 of the 2002 Residential Building Code of New York State prior to installation. Fabrication and erection of trusses shall be in accordance with Quality Control Manual of the T.P.I. All habitable rooms shall be provided with aggregate glazing area of not less than 8 percent of the floor area of such rooms. Natural ventilation shall be through windows, doors, louvers, or other approved openings to the outside air. Such openings shall be provided with ready access or shall otherwise be readily controllable by the building occupants. The minimum openable area to the outdoors shall be 4 percent of the floor area being ventilated. 2. Glazed areas need not be openable where the opening is not required by Section R310 and an approved mechanical ventilation system is provided capable of producing 0.35 air changes per hour in the room. 3. For the purpose of determining light and ventilation requirements, any room shall be considered as a portion of an adjoining room when at least one—half of the area of the common wall as open and unobstructed and provides an opening of not less than one—tenth of the floor area of the interior room but not less than 25 square feet. 4. Bathrooms, water closet compartments, and other similar rooms shall be provided with aggregate glazing area in windows of not less than 3 square feet, one half of which must be openable. 5. The glazed areas of bathrooms, water closet compartments, or similar rooms shall not be required where artificial light and a mechanical ventilation system are provided.
