1985-01-16 33~ Monthly meeting of the Queensbury Zoning Board of Appeals held Wednesday, January 16, 1985 at 7:30 P.~1. Present: Mr Behr, Mr. Griffin, Mrs. Goetz, Mr. Turner, Mr. Sicard Mr. Muller, Mr. Mills First item on the agenda was the approval of the December, 1984 minutes. Mr. Behr corrected Paragraph 6 under Variance 962 to read as follows: Ms. Wells said the contractor felt this was what was needed. Motion by Mr. Sicard, seconded by Mrs. Goetz all voting affirmatively RESOLVED THAT the minutes of the December, 1984 meeting are hereby approved subject to corrections. Approved. OLD BUSINESS VARIANCE NO. 961 - James Kneeshaw, Mason Road Cleverdale, NY. Mr. Kneeshaw represented himself. Mr. Kneeshaw explained that he proposed to do this in two stages mainly because of the costs involved. Mr. Turner questioned the size of the proposed deck. Mr. Behr asked if there was a contractor involved and Mr. Kneeshaw explained that he would be doing most of the work himself along with his son. Mr. Kneeshaw explained that he would like the deck to be 10' all the way across. Mr. Behr showed concern regarding the property and future plans for it to the north and Mr. Kneeshaw explained that he had no plans for that. Mr. Behr then asked if the back porch would come off and he said yes. Mr. Turner then said that the deck would be 52' long and Mr. Kneeshaw said yes. Mr. Turner asked why such a tremendous size to the deck. Mr. Kneeshaw said that it lends a lot of living space to the house itself. Public Hearing opened. Michael Hyde representing the Lake George Association questioned the sewage system. His concerns were around increased occupancy and if it would be seasonal or year round. 339 Page 2 January 16, 1985 After discussions he then said the Lake George Association had no objection to the variance request. Public hearing closed. Motion by Mr. Griffin, seconded by Mr. Muller, all voting affirmatively, it was RESOLVED THAT the Queensbury Zoning Board of Appeals hereby approves Variance No. 961 as the request is reasonable and the practical difficulty has been established. (Before the actual vote the following discussion took place: Mr. Behr asked if this would be a two (2) story building and Mr. Kneeshaw said it would be like a cathedral type ceiling Question asked about the existing garage. Mr. Kneeshaw said the garage to the rear of the storage shed would be removed and eventually he would like to add a garage to the building. Approved. VARIANCE NO. 964 - Twicwood Homeowners' Association Represented by Mr. Getman The association would like to errect a a neighborhood homeowners association sign on the corner of the Sinnott property at less than the required setback from the property line at Twicwood Lane, Cedarwood Drive and Montray Road intersection. Mr. Getman explained the sign and added that it will be approximately 7~' tall. Mr. Behr asked if there was any reason why it had to be that high. Mr. Getman answered it was what they figured they would need. Mr. Behr then asked if they could live with a 5' high sign and Mr. Getman answered that he didn't know ehy not. Mr. Turner asked how many homeowners belonged to the association and Mr. Getman 60% this year. Mr. Getman next explained the sign copy with discussion regarding changeable copy. "" After discussion the Board asked Mr. Getman if he wanted to change their request to a Variance request and he said Yes. Mr. Behr felt that the sign as proposed was to big. Mr. Turner added that he had no problem with it as it was presented. 3'iO Page 3 January, 1985 Mr. Griffin asked how many square feet would be involved and Mr. Getman answered less than 30. Mr. Behr questioned possible tree removal. The organization in making their application asked if the fees involved here could be waived as they are a non profit organization. Mrs. Goetz said she would be against this fee request and explained the reasons. Public Hearing opened. Phil Adamczyk, II Cedarwood Drive said he was in favor of this. Public Hearing Closed. Motion by affirmatively, it was RESOLVED THAT the Queensbury Zoning Board of Appeals hereby approves Variance No. 964 the total sign to be less than 30 sq. ft. as indicated on the application as ammended to include a changeable copy portion of 30" x 14". The setback location due to the location of trees which prohibits proper setback. The contingency is that the sign will be on John Sinnot's property with his approval. Approved.
