STORMWATER MANAGEMENT REPORT
FOR
HELEN MITCHELL SUBDIVISION

INTRODUCTION
The proposed Helen Mitchell Subidivsion is located on Lockhart Road and New York State
Route 9L, in the Town of Queensbury. The subdivision will create 12 residential lots out of an
existing 141 acre parcel. Each lot will be a minimum of 5 acres in size and will contain an
appropriate building site for a single-family residence. All building lots will face on existing roads.
There are no new roads or other Town infrastructure proposed for this subdivision.
This report addresses drainage issues pertaining to the construction of new houses and associated
driveways on the proposed building lots.
EXISTING CONDITIONS
The majority of this property is forested. Small areas are cleared along existing roads and around
the existing house and barn. A portion of the property at the top of Lockhart Road is relatively
flat. The remainder is hillside with slopes in the range of 10 to 20%. The proposed building sites
are generally in the range of 5 to 10%.
Several soil test pits were dug to verify the adequacy of the soils for individual septic systems.
These pits showed soils to generally be fine loamy sand to a depth of 4:L feet. Mottling was
present in only one test pit, and here at a depth of 39 inches. These soils are generally well
drained and have the capacity to accept stormwater infiltration.
PROPOSED DEVELOPMENT AND DRAINAGE IMPACT
The construction of a house and driveway on each of the 12 lots will have very little impact on the
total stormwater runoff from this property. However, the development of each lot shall
incorporate standard stormwater management practices for the Lake George Basin-
Runoff from the house roofs shall be directed to infiltration eave trenches, drywells or stormwater
infiltrators. Runoff from driveways and other hard surfaces shall be retained in low areas on-site
or directed to drywells or stormwater infiltration trenches. In no case shall stormwater from
driveways or roofs be allowed to runoff into the existing roads or roadside ditches. Details for
stormwater management for the individual lots shall be submitted with the building permits for
each lot.
