1. A subdivision application has been made to the Queensbury Planning Board for the following;
Applicant proposes subdivision of an 8.62 acre parcel into 6 residential lots ranging in size from 1.01 acres
to 1.84 acres. Subdivision of land requires Planning Board review and approval.
2. A public hearing was advertised and held on 8/21/07 and 10/23/07,and
3. This application is supported with all documentation, public comment and application material in the
file of record;and
4. Pursuant to relevant sections of the Town of Queensbury Zoning Code [Chapter 179], the Planning
Board has determined that this proposal co lies with the requirements as stated in the Zoning Code; and
5. The requirements of the State Environmental Quality Review Act have been considered and the
Planning Board has adopted a SEQRA bjWive Declaration;and
6. NOT APPLICABLE. If the application is a modification, the requirements of the State
Environmental Quality Review Act have been considered,and the proposed modification[s] do not result in
any new or significantly different environmental impacts, and, therefore, no further SEQRA review is
necessary; and
7. Final approved plans, in compliance with the Subdivision, must be submitted to the Community
Development Department before any further review by the Zoning Administrator or Building and Codes
Personnel. The applicant must meet with Staff after approval and prior to issuance of Building Permit
and/or the beginning of any site work Subsequent issuance of further permits, including building permits
is dependent on compliance with this and all other conditions of this resolutions;and
S. The applicant will provide as-built plans to certify that the subdivision is'developed according to the
approved plans prior to issuance of the certificate of occupancy,and
9. NOT APPLICABLE If applicable,Item 8 to be combined with a letter of credit;and
10. The Sanitary Sewer connection plan must be submitted to the Wastewater Department for its
review,approval,permitting and inspections;and

WHEREAS, in connection with the above referenced projects,the Town of Queensbury Planning Board,by
resolution, previously authorized the Community Development office to notify other involved agencies of
the desire of the Planning Board to conduct a coordinated SEQRA review,and
WHEREAS, the Zoning Administrator has advised that other involved agencies have been notified and
have consented to the Town of Queensbury Planning Board being lead agent,and
NOW, THEREFORE, BE IT RESOLVED, the Town of Queensbury Planning Board hereby recognizes itself
as lead agent for purposes of SEQRA review according to the resolution prepared by Staff.

According to the resolution prepared by Staff. Final approval was granted on 6/24/08, the
applicant then has a 180 day timeframe to file the mylar with the County Clerk which would
have been 12/24/08. A 90 day extension was requested by Hutchins Engineering and on
12/16/08 the Planning Board granted a 60 day extension to 2/24109. Further review is
needed by the Town Board; therefore this application is tabled to 3124/09.
