The applicant has demonstrated practical difficulty with the uniquely- shaped lot; it is surrounded on three sides by the shoreline and the pro- posed construction compliments this piece of property in that it follows the contours of the land. The applicant reviewed the Environmental Assess- ment Form; the Zoning Board of Appeals agrees with the applicant that there are no adverse conditions on the environment.
