BUILDING AND CODE
1. This is a single story addition for an-existing residence.
2. Floor joists 21"x8", 16" O.C. will provide adequate support for total dead and live load of 50
PSF.
3. Roof support is by pre-engineered trusses 24" O.C. with a pitch of 5" in 12". The, truss
manufacturer shall be responsible for the design and construction of all trusses to support a live
(snow) load corresponding to a ground snow load of 70 PSF plus all dead loads of lumber,
roofing, insulation and ceiling finish. The contractor shall be responsible for the installation and
bracing of all trusses per instructions from the truss manufacturer.'
4. Basement girder of triple 2"xl0" members, span = 9'4", is a satisfactory support for the first
floor, above. The 3"dia. steel column-on a reinforced concrete pad is an acceptable support for
the girder. The concrete pad should be reinforced with 3 #4 rebars each way.-
5. The 8" foundation walls on 16"x8" reinforced concrete footings are satisfactory as shown on
plans. Walls are to be doweled to footings (as shown on plans) or keyed to footings (keyed
walls provide additional water block).
6. The 4"thick concrete floor is satisfactory and should be reinforced with 6x6-10-10 WWF. The
floor (with-monolithic footing) should be placed over 6 mil plastic, with 4"-6" compacted
gravel/stone beneath(or undisturbed native soil).
7. Deck construction of 2"x8 PT joists, 16" O.C., double 2"xl0"PT headers and 4"x4"PT posts
all supported on 8" dia. concrete piers with 18" dia. bases is acceptable as detailed on plans.
The roof trusses will bear on a double 2'x10"PT header at the deck edge and the addition wall.
The 2"x10"headers should have a V2"plywood filler between them and run for 3 spans.
8. Insulation shall comply with the Energy Conservation Construction Code. See the attached
energy compliance report.
9. All design and construction shall comply with the latest editions of the Energy Conservation
Construction Code, the Residential Code of New York State, The National Electric Code and
with any applicable local building codes and/or-regulations.
