The assessment was conducted by R. Chris Crothers -Certified Microbial. ConsuXtant (board certified'by the American Indoor Air Quality Council): Disclaimer It must be emphasized that this assessment represents a small snapshot in time on the parkicular day the samples were collected. Results can change dramatically as environmental conditions change, such as the weather or water episodes (floods, leaks, moisture intrusion, high ,relative humid%ty, etc). Suntmarv Based on visual observations and analytical results of the collected surface and air samples, the results suggest that indoor airborne rn.old concentrations were not elevated in the .future Lane Bryant retail space at the time of sampling. Surface samples collected from two water stained ceiling locations did not reveal the presence of mold growth. Airborne mold concentrations in the future retail space and attic space above the retail space were similar to outdoor concentrations an,d tvpical of most indoor environments. Moisture readings collected from water stained ceiling fiberglass and polyethylene found aFl tested. locations to be dry at the time of the assessment. This suggests that the visible water stains originated from. an historic water event. Refer to the Conclusions section. at the end of this assessment letter for details. The laboratory results indicated that indoor airborne mold concentrations were lower than outdoor airborne mold concentrations, suggesting that mold was not proliferating in the retail space. Refer to the laboratory analytical sheets for the results and interpiretation data. All indoor airborne mold spore concet~.trataons in the areas tested ranged from 240 to 280 spores/m3 at the tirxte of sampling. We comnaotal,y f nd indoor mold spore concentrations ranging from 200 to 800 spores/m.' in all buildinQS and dwellin~.s wlaezt outdoor concentrations are low (indoor concentrations will increase dramatically a5 outdoor concentrations increase). A.s a general rule of thumb, when outdoor concentrations are low anal indoor concentrations are above 1,200 sporeslm3, this usually indicates that a mold problem exists somewhere within the facility. Co~aclusions At the time of the assessment, the collected information did not reveal that a mold problem, exists inside the future Lane Bryant retail space. Visual observations revealed that water previously accumulated above the polyethylene barrier holding up ceiling fiberglass insulation. Fibergla.~s and polyethylene are not favorable nutrients for nriold and. thus did n.ot reveal a mold problem. in the retail space. Water intrusion is a problem however. The source of the water. intrusion needs to be identified and corrected or maid could begin. growing on future wet building materials that are favorable nutrient,4~.for. mold (i.c. sheetrock paper, cellulose ceiling tiles, etc). We received four (4) Micros Microcell spore trap air-sampling cassettes and two (2) bio-film surface Samples for direct microscopic examination. Spore Trap Air Samples - Genernl Information Spore traps arc a unique air sampling device designed for collection and analysis of a wide range of airborne particulates, including fungal spores, pollen, skin fragments, fibers, dander and other airborne contaminants. This sampler is useful in providing rapid analysis of airborne contaminants in indoor air quality testing, allergy testing and flood restoration monitoring. Samples are analyzed by environmental rnicroscopists via light microscopes at b00X magnification (utilizing IOOOX for further identification as needed). 100"/0 of the trace (impaction area on slide) i•s analyzed for accurate counts. .Direct microscopic examination i.s applied to the trace area with total spore counts reported. This method does not differentiate between viable and non-viable spores or conidia (viable for this purpose is defined as alive, able to grow}. A notable ]imitation in. this method is the inability to differentiate between certain fungal genre due to their similar morphology, such as A.~Pergillus and Penicidlium. Where differentiation is not possible, the genres are reported on the analytical data sheets in groups, i.c. AsperRillur/Penicil/ium like. Samples are reported in fungal counts per cubic meter of air (count per M9). Tf 500 fungal spores are counted on the trace, a note is added in the comment section on the analytical data sheets stating that the results are estimated. Background debris can skew analytical results. The top portion of the sample columns provides a) "Laboratory Identification #" b) Sample Identification (sample # and sample .location)" and c) Volurrte M3 (volume of aix colleeted for the sample in cubic meters). ~ Next you will see the "Background Debris Scale #" row highlighted in dark blue. Background debris is an indication of overall particulate matter present in the air. Along with noold spore counts, the debris scale gives a general look at the overall cIeanli.ness of the air where the sample was collected. Fo1l.owing this row over to an individual sample, you will see a column t}tat says "Raw Count." The raw count is the actual. number of mold spores (ar ather contaminants if provided) that were counted in the sample. The next column provides the "Result" which converts the raw count into spores per cubic meter of air (spares/cou.~.ts/rn3). The total result of all mold spores discovered in the sample is skaaded in green. The next column heading is "LOD" and is tite analytical limit of detection ba,~ed on, the volume of air drawn into the sample. Th.e next column is the percentage ""/o". The percentage will be 1 Qp% as a total compilation of individual mold spore concentrations discovered in the sample. ® Following the "Total Mold Spores" calumn, downward, you will see a list of common mold names. There are thousands of molds, but the list provides molds that are most commonly found indoors and outdoors. For. easier visualization, we provide a yel.l.ow highlight for molds discovered in the samples. ~ At the bottom of the list is "Hyphael (Mold) Fragments." Hyphael fragments are pieces anal parts of mold fruiting bodies that break off and become airborne when the mold. is disturbed. l~yphael fragments can be allergen.i.c to sensitive individuals sirni.l,arly as mold spores can. Elevated concentrations of hyphael fragments can be an indicator of maid i.n.festation. © When the client .requests, we provide analysis beyond the "Total Mold Spore Count.'" There are typically eight spores in a sac and they are released when a rain drop hits the sac (similar to an exploding canon). Basidiomycetes One of the major classes of fungal organisms. This class contains the mushrooms, puffi,alls, ,and a variety of other macrofungi. The spores are identified as Basidia5pores Some Basidiospor~es (like Ganoderma and Coprinas) can be identified by their spore morphology. You will find heavy concentrations of 6asidiospores in the air prn-dawn and early morning hours when heavy dew is present. The highest concentrations can be found during the fall of the year, when tens of thousands of spores can be found in a single air sample. Deuteromyeetes IiQitosporic Fungi (a.k.a. Nyphomycetes) One of the major classes of fungi known as the chain formers. This class contains many of the identified spores found in the attached report, i,e, Aliemarra, Aspergillus, Cer+cospora, Cladosporium, Curvulartia, Penicillium, Pithomyces, Stachybotrys and many more. These molds grow readily on water damaged building materials, especially on wood and paper products. Elevated concentrations of these mold spores in the indoor air require risk management decisions. NOTE: Some genres of mold have neazly identical looking spores, such as A.rpergillus and Penicillium; Srnuts and Myxozrxycetes; and Stemplryliutre anal Ulocladium to name a few.
