The foundation is indicated to bean 8" masonry wall on 16" X 8" reinforced concrete footing. The footing is indicated as being 4 feet below grade. Footing drains are indicated and a 6 mil polyethylene vapor barrier is shown over the existing earth. All of the above are acceptable. The flooring is indicated to be mahogany on 2 X 10 pressure preservative treated joist spaced 16" on center. The joists aze indicated to be resting on a 2 X 6 treated mudsill. The mudsill must be anchored to the foundation wall with '/z" diameter anchor bolts spaced a maximum 6'-0 on center and within 1'-0 of an end of any piece of mudsill. The wall system consisting of a beam of 2 pieces 2 X10 with %" plywood between on 4 X 4 columns spaced 3'- 9 on center is acceptable. The roofing system of shingles on felt paper on ?/16" OSB sheathing on 2 X 6 rafters spaced 16" on center is acceptable. The ridge beam will have to be changed to 3 pieces of 2 X 12. The stairs must have closed risers and be equipped with handrails. Since the addition is a porch and is not heated, the New York State Energy Conservation Construction Code is not applicable.
