Councilman Strough-entered the meeting.
2. DISCUSSION: ZONING CODE UPDATE
Zoning Administrator Craig Brown: Patio and fences in the accessory structure definition will be taken
out-patio does not have to meet the side line or shore line or front line setbacks. Board agreed With
fences there is a separate section …structures would have to meet setback requirements.
ARTICLE 7
Zoning Administrator Brown-added in more description of Route 9 North, Route 9 South, Quaker Road
East, Quaker Road East and Quaker Road West. Use Sweet Road for northern and southern boundary
for Adirondack description
ARTICLE 10
Zoning Administrator Brown-All uses in the Use Table that says SUP, all are called out, in this section
now.
Take out d typo
Zoning Administration Brown-Section 179-10 035 regarding pre- existing uses do you want to put that
back in under special use permits? Board agreed to add pre-existing use
Councilman Strough-Do we have a definition for Bed and Breakfast, Hotel or Motel? Rental on
temporary basis? Some of these places are becoming permanent homes.
Sr. Planner Baker-Defined under Article 2 Bed and Breakfast..guest rooms are rented on a nightly basis
for periods of less than a week.
Dunhams Bay Lodge-Water Front Residential map needs to be changed
Discussion held:
Paint Ball- on the number of hours paint ball can be held… Proposed to take out the six hour maximum
and say hours of operation 9 am to thirty minutes before sunset. Agreed to that. Also remove no retail
sale allowed on site… take number five out…
Firing Range-NRA Standards for the range… in 1A removed wording so existing firing range could put
another indoor range on the same property … B and C say the same thing
Vet Clinic is a little more restrictive than Kennel…
ARTICLE 13
A&F seem to conflict – A says if you have a non conforming structure the only way to make it larger is to
go through the Zoning Board .. F says if you have a non conforming structure you can enlarge it as long
as you don’t violate the area requirements.
Board agreed to stay with letter F delete A
MDR – shoreline setback 150’ most if not all the other residential zones in town the shoreline setback is
50’ if you live on the lake or 75’ in some other areas. Board agree to change it to 75’
