L A subdivision application has been made to the Queensbury Planning Board for the following; Applicant proposes subdivision
of a 4.3 acre parcel into two lots of 2.5 d 1.2 acres. Subdivision of land requires Planning Board review and approval.
2. A public hearing was advertised and held on 10/23107,and
3. This application is supported with all documentation,public comment and application material in the file of record;
4. Pursuant to relevant sections of the Town of Queensbury Zoning Code [Chapter 1791, the Planning Board has determined
that this proposal complies with the requirements as stated in the Zoning Code;and
5. The requirements of the State Environmental Quality Review Act have been considered and the Planning Board has adopted
a SEQRA Mwtiva Declaration;and
6. If the application is a modification,the requirements of the State Environmental Quality Review Act have been considered,
and the proposed modification[s]do not result in any new or significantly different environmental impacts,and,therefore,no
further SEQRA review is necessary;and
7. Final approved plans,in compliance with the Subdivision Plan,mat be submitted to the Community Development Department
before any further review by the Zoning Administrator or Building and Codes personnel. The applicant must meet with Staff
after approval and prior to issuance of Building Permit and/or the beginning of any site work Subsequent issuance of
further permits,including building permits is dependent on compliance with this and all other conditions of this resolution.
8. The applicant will provide as-built plans to certify that the subdivision is developed according to the approved plan prior to
issuance of the certificate of occupancy;and
9. If applicable.Item 8 to be combined with a letter of credit;and
10. The Sanitary Sewer connection plan must be submitted to the Wastewater Deportment for its review,approval,permitting
and inspection;and

According to the resolution prepared by Staff. Paragraph Far complies. Paragraph Five a Negative Declaration. This is
approved with the following conditions:
1. That the plot is corrected. Note 11 on the plat states that the property is zoned Waterfront 1 Acre. This is incorrect.
The property is zoned Waterfront I Acre and Single Family Residence One Acre. The zoning boundary line should be
sham on the final plat. Note 10 should be amended.
2. That there be no cut zones designated on the plat, 20 fat on the east/west boundaries,and 50 fat on the southern
boundary.
