Dear.Mr. Hatin,
The following pertains to the Bonacio Residence being constructed along Seley Road in the
Rockhurst/Cleverdale area on Lake George in your Township by Bonaclo Construction, Inc.
Please be advised that I have observed the rear foundation wall in the basement of this structure
with regard to its."out-of pturnbness". All evidence seems to indicate that this situation had
occurred years ago; probably when the structure was'originally built."It had been patched with
mortar at that time,or at least many years ago. Since I did not see any cracking or new movement
along this crack since it was patched; I am not overly concerned and would not undertake any
repair to this wall in an attempt to straighten it, etc.. In addition,the only loading condition which
would impart any additional load (lateral force)to this wall would be an excessive vehicular.loading,
beyond what it has seen by a car parked in the garage above. In fact,the effects of the vehicular
loading have been minimized since the newly renovated first floor bath protrudes into the garage
several feet. This prevents any vehicle from being parked too closely to the wall.
The second issue I wish to address pertains to the pad footings for the deck posts on-the lake side
of the house. .The contractor encountered competent bedrock just below the surface which
prevented him from placing the bottom of footings 4'-0"below grade for adequate frost protection.
In hew of this, I instructed the contractor to drill and epoxy(2)#4 rebars a minimum of 6"into the
- rock and embed these bars a minimum of 6"-8"into the 18"x 18"concrete footing. The epoxy
used in this application is typically a two-part epoxy. The assumption is that the bedrock is
suffic'lentiy large enough to not be effected by frost heave and therefore footings which are
doweled to it would not be either. ' '
I hereby find the above referenced foundation conditions to be acceptable from an engineering
standpoint and respectfully request that you consider this letter to be an addendum to the plans
submitted to your office for the building permit application. If you should have any questions
