The applicant proposes several renovations to an existing home and to construct an attached garage. The existing home is
2,067 sq ft footprint including a deck. The new footprint is to be 2,658 sq ft which 653 sq ft is the new garage footprint.
Existing floor area is 2,650 sq ft and new floor area is 4,378 sq ft. The project includes replacement of existing hard
surfacing in the parking area, front of new garage, turn around area and a patio area - total of new hard surfacing is 4,842
sq ft where 1,498 sq ft is the new permeable area credit would be 749 sq ft. The project includes placement of rock
retaining walls The project includes drilling a new well and to install a new septic system - the septic system is subject to
a Local Board of Health review. Site Plan review for hard surfacing within 50 ft of the shore, new floor area in a CEA.
Area Variance for new construction - new construction on screen porch area west side 20 ft required 19.4 ft proposed;
deck removing existing construct new where 22.8 ft proposed and 75 ft required; new raised roof area shoreline where
31.3 ft proposed 75 ft required; new upper level east side where 16.5 ft proposed and 20 ft required. Relief requested for
rain gardens for stormwater within 100 ft of shoreline. Floor area relief where 4,378 sq ft proposed and allowed is 4,233 sq
ft. Height relief where maximum allowed is 28 ft and proposed is 28 .9 ft. Then relief for expansion of a non conforming
structure.

3) page 2 setbacks -see notes above - confirm new construction area setbacks - this area is subject to a 75 ft shoreline
setback as it is located in the APA area Rural Use area. Please add height measurement to elevations to match proposed.
Any new roof line height information is useful.
4) page 3 confirm floor area of attached garage - each floor, also master suite upper level. Include exterior dimensions.
5) page 5 - need information on lighting, shoreline plantings, existing floor plans and elevations
