parties of the second part,
WITNESSETH, that the parties of the first part, in consideration of ONE
($1.00) DOLLAR lawful money of the United States, and other good and valuable
consideration, paid by the parties of the second part, do hereby grant and release
unto the parties of the second part, their heirs and assigns forever,
SEE SCHEDULE A ANNEXED HERETO AND MADE A PART HEREOF.
TOGETHER WITH the appurtenances and all the estate and rights of the
parties of the first part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the parties of

County, New York, bounded and described as follows:
BEGINNING at a concrete monument on the south side of New York State
Rout 9L, said point of beginning being the northwest corner of lands now or
formerly of Johnson (B:1441 P:119); thence along the westerly boundary of said
lands of Johnson the following three courses and distances: (1) S 150 44' 10" E,
402.96 feet; (2) S 05' 42' 30" E, 250 feet; (3) S 00' 04' 20" E, 46.78 feet to a point;
thence N 34' 42' 20" W, 339.18 feet;
thence N 05' 22' 40" W, 62.07 feet to a point;
thence on a curve to the left of a circle having a radius of 87 feet, for a
distance of 56.09 feet;

Nancy A. Matthews to John P. Matthews dated July 19, 1978 and recorded in the
Warren County Clerk's Office on August 2, 1978 in Book 616 of Deeds at page
1986; and
BEING a part of the same premises conveyed in a deed from Deed from
Eleanor Colleen Crandall to John P. Matthews and Diane H. Matthews dated
February 24, 1988 and recorded in the Warren County Clerk's Office on February
26, 1988 in Book 702 of Deeds at page 1009.
Together with an easement in the nature of a right of way to be used in
common with the parties of the first part over an existing gravel drive adjoining
the westerly boundary of the premises above described and herein conveyed,
extending from the southerly boundary of Route 9L and continuing southerly for
a distance of approximately 350 feet, as said gravel drive is shown on a map
entitled "Map of a Survey for John P. Matthews, situate in the Town of
Queensbury, County of Warren, State of New York," dated March 17, 2006, survey
and map by D.L. Dickinson Associates, to be filed in the Warren County Clerk's
Office contemporaneously with the
recording of this deed.
