Project Description - Variance RequestProject Description: The vacant parcel (227.18-1-16) located at 91 Pilot Knob Road is a pre- existing, lawful non-conforming lot of a 1.41+/- ac. area. Since it is less than 2.0 acres it is non-conforming to current zoning standards in the WR zoning district. It is the intent of this application to further reduce the size of the lot through a boundary line adjustment (BLA) by 0.1 +/- acre. The BLA would add the 0.1 acre portion of the lot to contiguous parcel 227.18-1-13 to be used for a wastewater absorption field to serve the existing residence on that parcel. The remaining lands of 227.18-1-16 (1.3 +/- ac.) would be available for future development and subject to site plan review at the time of that future proposed development. Variance Request: The proposed modification to existing parcel 227.18-1-16 will reduce the size of the 1.41 +/- ac. lot by approximately 0.1 ac.. This creates a parcel which is non-conforming to existing zoning standards for lot size. Based on discussions with the Zoning Administrator the following relief is required and herein requested.
