BASEMENT: That portion of a building that is partly or completely below grade plane. A basement shall be considered as a story above grade plane where the finished surface of the floor above the basement is: 1.More than 6 feet above the grade plane or 2. More than 6 feet above the finished ground-level for more than 50% of the total building perimeter or 3. More . than 12 feet above the finished ground level at any point. 2. DRAFT STOPPING: A material, device or construction installed to restrict the movement of air within open spaces of concealed areas of building components such as crawl spaces, floor/ceiling assemblies, roof/ceiling assemblies and attics. (In combustible buildings, %gypsum board or 318 plywood is an acceptable material). 3. FIRE AREA: The aggregate floor area enclosed and bounded by fire walls, fire barriers, exterior walls or fire resistance-rated horizontal assemblies of a building. 4. FIRE BARRIER: A fire-resistance-rated vertical or horizontal assembly of materials designed to restrict the spread of fire in which openings are protected. (Used for enclosure of exits, separated occupancies, incidental use areas and to separate a single occupancy into fire areas. Fire barriers typically go to the deck above). 5. FIRE BLOCKING: In combustible construction., fire blocking shall be installed to cut off concealed draft openings (both vertical and horizontal) and shall form an effective barrier between floors, between a top story and a roof or attic space. (Nominal 2"material required to be installed in stud spaces exceeding 10'in height, between concealed vertical and horizontal spaces; annular spaces around flues and concealed sleeper spaces). 6. FIRE PARTITION: A vertical assembly of materials designed to restrict the spread of fire in which openings are protected. (Typical fire rating of 9 hr. used between dwelling units and corridor walls). 7. FIRE WALL: A fire-resistance-rated wall having protected openings, which restricts the spread of fire and extends continuously from the foundation to or thorough the roof, with sufficient structural stability under fire conditions to allow collapse of construction on either side without collapse of wall. (May be constructed of wood in a type 5 building. Minimum fire resistance rating is 2 hrs. Installation of a firewaff creates separate buildings..Party wall is of similar construction, but is without openings(Section 503.2)). 8. GRADE PLANE: A reference plane representing the average of finished ground level adjoining the building at exterior walls. Where the finished ground level slopes away from the exterior walls, the reference plane shall be established by the lowest points within the area between the building and the lot line or, where the lot line is more than 6 feet from the building, between the building and a point 6 feet from the building. JAM Page 8 of 10 9. MEZZANINE: An intermediate level or.levels between the floor and ceiling of any story with an aggregate floor area of not more than 1/3rd of the area of the room or space in which the level or levels are located. (Mezzanine area does not contribute to the building area or the height in stories but does contribute to the fire area, aggregate area). 10. SMOKE BARRIER: A continuous membrane, either vertical or horizontal, such as a wall, floor, or ceiling assembly, that is designed and constructed to restrict the movement of smoke. (Required to have a 1 hr. fire rating). 11. STORY ABOVE GRADE PLANE: Any story having its finished floor surface entirely above grade plane, except that a basement shall be considered as a story above grade plane where the finished surface of the floor above the basement is: 1. More than 6 feefabove grade plane or 2. More than 6 feet above the finished ground level for more than 50% of the total building perimeter or 3. More.than 12 feet above the finished ground level at any point. We do not have a drawing showing the access road to this location for this building. . 2. There is no note on the drawing that states that a sprinkler system drawing will be submitted to the Fire Marshal's office prior to installation of the system. 3. There are no guards shown on the handicap ramp or the stairs. The guards must be 42 inches high,if you use balusters, spacing of no more than four inches as allowed. The platform going over the track from one side of the building to the other does have those notes, but the entrance stairs and the exit handicap ramp do not. 4. We need emergency lights shown on the handicap ramp side of the interior of the building. There are only emergency lights shown that light up the exterior ramp. Also a note needs to be put on the plans that the exit lights are battery backup. Once these items have been addressed, the permit for the main Canyon Blaster main building will be issued. Regarding the relocation of the existing train station,I reviewed the plans very briefly, and noticed that I only have a foundation plan. We will need a floor plan with design loads shown for wind, snow, and seismic for this building. If the occupant load is SO or more people, a fire and smoke detection system is required, and if the occupant load is more than 100 people,a sprinkler system and fire alarm system are also required. Exit lights and emergency lights will be required as needed, depending on the floor plan that you provide to this office. As always,if you have any questions, please don't hesitate to contact me.
