The following items are still deficient on the plan as submitted. 1: lie main entry door shows a 36" door and must be a 44" door based on the denial of your variance by the New York State Codes Division. 2. The stairs leading from the main entry door must have a seven inch rise and eleven inch tread,which is not shown on the plans. 3.- The handicap ramp as shown does not meet the handicap specifications. The intermediate platform shows a dimension of four feet by five feet. It must be five feet.by five feet to meet the handicap standard. Also,handrails are required on both sides of the ramp and must extend one foot above the top and bottom of the ramp. Also,the walking surface of the ramp must be of non-skid surface. 4. The storage area that you currently show is required to have a two hour rating. Any doors between the office and the storage space must be hour and a half doors. Also consistent with your variance,if this is storage for a separate tenant,it is not allowed on site. If this is storage for the office area,then the two hour enclosure is required. 5. The sink Shown in the kitchenette must be handicap accessible, which require the base cabinet be removed. The countertop that is shown opposite the sink must be removed to provide handicap accessibility to the sink. A handicap unisex sign is required on the bathroom door, on the latch side of the door,60 inches above the floor. Once the above items have been shown on a drawing, this Department will issue a permit for this space and inspections will have to be done. A GOOD PLACE TO LIVE" SETTLED 1763 TOWN OF QUEENSBURY 742 Bay Road, Queensbury, NY 12804-5902 518-761-8201 January 11, 2001 :307Sz 7 21/7 3 Mr.Peter Frasier 2444 Ridge Road Queensbury,NY, 12804 Dear Pete: The following is a list of items which need to be addressed on the plans in order to issue a building perinit once you receive the variance from the State of New York. 1. A cross-section should be shown through the existing building referencing ceiling and building height. 2. It is my understanding that the stairs will be removed and this space will become usable floor space. This floor plan should reflect the change in the area of the stairs and how the space will be divided among the existing floor area. 3. All spaces are allowed.with only one exit. However, the downstairs woodworking shop does not have its own separate exit door. Therefore,you should create a separate exit door for this space in the exterior wall or you can create a common vestibule between the paint storage area and the wood working shop providing a 44" door on the exterior wall with 36" interior doors for each space which must be fire-rated. The depth of the vestibule will also have to be 48"plus the door swings in order to meet the handicapped standard. 4. The second floor office area entrance door should be changed to 44". If you decide to create a common vestibule area and divide the upstairs office,area into two separate tenant spaces, the same 'issues would apply that would apply to the downstairs vestibule. 5. The fire separations required between the C-1 office areas and the C-4.2 storage areas is only required to be a3/4.hour., This would basically require an additional laver of 5/8" or V2" type gypsum on the ceiling and walls common to these spaces and 3/4hour fire doors. The separation between the C-3.2 woodworking shop and the C-4.2 storage areas is required to be three hours with three hour fire doors. This generally is three layers of 518" sheet rock on either side of the wall or the existing, block must be certified to meet a three hour rating and the ceiling would require three layers of 5/8" type gypsurn. I assume they will be sheet-rock and latex paint. If other finishes are to be provided, please note those on the plans. The note on the plans should state'that all finishes throughout each space will be a Class B or C and Class A in the exit areas. 7. The fire protection alarm system must be brought up to standards which will include protection in all spaces and audible notification in all spaces including bathrooms. The Fire-Marshal will be in touch with you to do an inspection on the current fire alarm system for location of detectors and audible horn/strobes. He will make recommendations where these items should be changed or added, if needed. Along with this, all the heating ventilation fans must be tied into the fire alarm system in all spaces so that upon activation of the fire alarm system the fans and filmaces will shut down. Please provide a floor plan with the Fire Marshal's recommendation showing all smoke/heat detectors and horn/strobes for review. 8" Based on the number of employees you will need to be provide at least one handicapped bathroom for the offices upstairs and one handicapped bathroom for the woodworking shop downstairs. Please be aware that all plumbing materials must be cast-iron or copper above slab and PVC is allowed below slab. 9. Please note the locations of the heating systems in the building on the plans and the BTU rating of the existing fiimaces. Also, any heating ducts that penetrate the three hour fire separation walls or ceilings which are required around the woodworking shop would need to be provided with three hour fire dampers in that duct work at the fire separation wall. 10. Exit and emergency lights are not required in any of these spaces because they are under the required square footages for exit and emergency fights. it would be our strong recommendation that you provide battery back-up exit fights over all exit doors and at least one emergency fight in each space for safe exit from that space in the event of an emergency. 11. A handicapped'ramp needs to be provided to the entrance door for the second floor office. The ramp must be a one in twelve pitch with the appropriate landings and hand- rails provided.
