NOTE
An attempt has been made through this survey to replicate
the intent of record information (i.e. deeds and the 1922
"Rider Estate" map referenced hereon) in conjunction with
existing boundary markers and signs of settled occupation.
The deeds for parcels shown hereon each refer to the "Rider
Estate" map for conveyancing purposes, and lot dimensions
stated in these deeds are taken from said map.
The "Rider Estate' map shows numbered lots with approximate
lot dimensions, none of the lot lines shown thereon are further
defined by bearings, and the map itself references "approximate
north." An examination of the lot dimensions shown on said map
reveals that a number of them are not, by scaling on the map.
in confaiGtrlity with the stated map dimensions, particularly in the
area of Lot Nos. 17 and 18.
An overlay was prepared from a scaled enlargement of the "Rider
Estate" map and an attempt made to match the mapped lot lines
with the field evidence gathered Offing this survey. The basic
overlay did not, in any instance, match closely with the preponder-
ance of the field information, although individual lots show a general
conformity with occupied parcels on a one-to-one basis.
The 'Rider Estate" map shows the access road adjoining the lots, to
be 20 feet in width. The present driven surface of the existing town
road is, itself, 20 feet wide, exclusive of additional adjoining maintenance
areas within the road boundaries.
In all comparative instances, the currently -existing shoreline of lake
Sunnyside is westerly of the shoreline shown on the filed map
Due to the stated ambiguities and discrepancies between the record
information and the existing markers and settled occupation, boundary
line agreements are strongly recommended between adjoining lot
owners.
