VIA FAX 745-4437 Town of Queensbury 745 Bay'Road • Queensbury,NY 12804 RE: Roberts Gardens South •Septic System • • Dear Dave: • At the request of Mr. Jay Sweet of Queensbury Septic Tank Service, I inspected the soils adjacent to Building #75 in the Roberts Gardens South apartment complex for the purpose of determining suitability for replacing two existing seepage pits. It is my understanding that these two pits have failed after almost 30 years of service and that the owner would like to replace them as simply as possible, since they plan to connect the entire complex into the municipal sewer within the next few years. I examined a deep test pit and performed a percolation test in the area of the proposed replacement seepage pits. The soils consisted of: 0-7" topsoil, 7-18" sandy loam w/stones & cobbles, and 18-108" fine to coarse sand w/stones & cobbles. There was no mottling or groundwater. The stabilized percolation rate was 1 minute 20 seconds. Based upon my examination of the soils, I believe that the failure of the existing seepage pits is purely attributable to their age. I am confident that simply replacing the stone and contaminated soil around the existing pits or installing a new pit (or pits) with the same absorptive area as the original pits will be adequate until the complex is served by municipal sewers.
