Applicant proposes to install a 45 sq. ft. freestanding monument sign for the Adirondack Trust Bank. The sign
materials are acrylic and colors are green, white, and black stone base. The location of the sign has been
changed from previous approval in 2021. The existing building 3,860 sq. ft. with no changes. Site plan for sign
on Main Street zone. Relief for setbacks.
The applicant requests relief for sign setbacks in the Main Street zone –MS.
Section 140 –signs
The sign is to be located 0.9 ft. from the property line where a 15 ft. setback is required.
In making a determination, the board shall consider:
1. Whether an undesirable change will be produced in the character of the neighborhood or a detriment
to nearby properties will be created by the granting of this sign variance. Minimal to no impacts to the
neighborhood may be anticipated.
2. Whether the benefit sought by the applicant can be achieved by some method, feasible for the
applicant to pursue, other than a sign variance. Feasible alternatives may be considered to be limited
due to the requirements for the building location.
3. Whether the requested sign variance is substantial. The relief requested may be considered substantial
relevant to the code. Relief is requested for 14.1 ft.
4. Whether the proposed variance will have an adverse effect or impact on the physical or
environmental conditions in the neighborhood or district. The project as proposed may have minimal
to no impact on the environmental conditions of the neighborhood.
5. Whether the alleged difficulty was self-created. The difficulty may not be self created due to the Main
Street requirements for setbacks.
The applicant proposes to locate a free standing sign 0.9 ft. from the front property line. The existing bank
building was completed recently. The plans show the location of the sign and the design of the sign.
