As the Building Inspector and/or Code Enforcement Officer on behalf of the Town of
Queensbury, NY, I have reviewed the residential property located at the address above
that is proposed for private purchase with assistance from the City of Glens Falls ADK
Gateway Homeownership Program.

applicable State of New York Building Code regulations as of the date of this Review
and in accordance with the following statements, below:
- The home contains no health and safety violations*.
- The home is free of code violations.
- The home meets applicable State and local codes and/or ordinances, at the time

of this Inspection and in lieu of the proposed sale of the Property to a new owner.
*Conditioned on the installation of additional smoke detectors in each Bedroom and the
replacement and enlargement of at least one Bedroom window for safety egress, by the
Seller or Buyer as feasible as soon as property access is allowed.

To whom it may concern:
This letter serves as confirmation that I, Jamie Koraus, as the intended Buyer of 222 Sherman
Avenue, a single-family home in the Town of Queensbury with the help of grant funding provided
by the City of Glens Falls as part of a homeownership assistance program, understand that the
Town of Queensbury is recommending I replace two (2) small single-hung bedroom windows
installed previously by a prior owner as soon as feasible to facilitate safe emergency egress from
the house in addition to the existing operable side and rear entry doors.
Prior to the purchase closing, I do not have permission from the Seller to undertake this window
work, and I pledge that the two affected Bedrooms will not be used for sleeping until such time as
the windows can be replaced. I have obtained at least one detailed quote from a local Contractor
to replace the two Bedroom windows as soon as feasible upon closing on the home. This is an
expense I will make on my own in order for the house to comply with applicable codes, and I have
saved enough funds sufficient to complete this project as quickly as possible.
I fully intend to live at 222 Sherman Avenue with my daughter and continue to make property
improvements when I can as a new homeowner. Thank you for the assistance in making this
home purchase after a long and extended search-process, a reality.
