The following comments are based on plan review of submittals: (site)
1)A site visit was performed on 1115111, regarding this project. The FM office,
QCFD Chief Simmes and Brian Martineau attended. The purpose was to
bring Tower 1 to the site to verify access to the Comet Ride from the back
side. This access is also the only point for emergency vehicle access to this
side of the park. The following items are a result of this meeting:
• The fire hydrant located behind the Comet, will be relocated to the access
road from the N gate, by the security fence.
• The g
ate and fence surrounding the Comet Ride at the backside will need to
g
be moved back at least one section to help with Tower 1 access.
• The dirt road behind the Comet Ride will be tested for compaction results,
C� in compliance with Appendix D of the NYSFC and the imposing load of
86, 000#.
2) The following must be decided by the property owner:
• Tower 1 did make access from the N gate and was relatively easy until the
truck met the loading dock / Haunted House area. At this point, access was
extremely tight. If this access is going to be used, the loading dock area will
need to be filled and compacted and documented that it will hold the
imposing load of 86, 000#. The privacy fence will also need to be removed.
• A follow up conversation centered on access from the Bavarian Palace gate.
This will require widening of the access point near the pavilion by
removing the center island of trees, widening the driving area to 26'
minimum by moving back the fence and shrubs, and removing trees and
rounding the access point where this driving lane intersects the entrance
from the N gate.

Gentlemen:
This report presents the results of our limited Geotechnical Evaluation to determine the ability
of the existing unpaved access roadway along the east side of the Comet Ride to support
emergency fire and ladder equipment as requested by the town of Queensbury.
In general, our scope of services included:
This report and the recommendations contained within it were developed for specific
application to the site investigated. Corrections in our understanding should be brought to
our attention so that we may evaluate their effect upon the recommendations offered in this
report.
A sheet entitled "Important Information about your Geotechnical Engineering Report"
prepared by the Association of Engineering Firms Practicing in the Geosciences is presented
following the title page of this report. This sheet should never be separated from this report
and be carefully reviewed as it sets the only context within which this report should be used.
SITE AND PROJECT DESCRIPTION
The existing unpaved access roadway lies along the east side of the Comet Coaster at the
Great Escape Theme Park north of Round Pond Road in the town of Queensbury, Warren
County, New York.
SUBSURFACE CONDITIONS
Our recent investigations for the water slide on the opposing side of the Comet determined
that fill soils mantle the surface of the Comet area and are believed to consist of the native
site soils and are composed of fine to medium textured sand with lessor amounts of gravel,

silt and occasional cobbles. Underlying these reworked site soils are native soils of similar
composition and density which extended through the depths explored, about 50 feet.
Groundwater was measured at a depth of about 18 feet within one of the borings advanced
at the site in the time allotted. This measurement is judged representative of the stabilized
groundwater level at the Comet site at the time of the investigation.
ACCESS ROADWAY SOIL DENSITY TESTING
A representative visited the site on November 7 to perform in place soil dnsity tests along the
roadway surface and collect samples of the soils for laboratory testing to determine its
maximum dry density. The results of these tests are presented on the accompanying test
reports.
As shown, the tests dtermined that the surface of the roadway exists at densities in excess
of 100% of the soil's maximum dry density determined in accord with ASTM D 1557 Modified
Proctor Compaction Test values.
OPINION
The investigation has determined that the existing unpaved access roadway is composed of
well graded sands which have been compacted over the years to a high relative density in
comparison to their maximum dry laboratory density. Because these sand soils extend to
great depths in the area, are well drained and groundwater exists at depths greater than 10
feet, we expect the unpaved roadway to be able to support and allow emergency vehicles
with a gross weight of 86,000 pounds to traverse their surface. The roadway surface should
be evaluated on a routine basis especially following spring thaws, periods of excessive runoff
and following any construction activities that may affect its surface to deternmine if any
remedial work is required to maintain its surface stability.
This report was prepared for specific application to the site, project, and loadings as
discussed herein. This report was prepared using Geotechnical Engineering methods and
practices generally in use at the time and in the area of its preparation. No other warranty,
