How would you benefit from the granting of this Sign Variance? The proposed project is to relocate Empire Vision from its visible location at the southern end of the office building to a new location towards the center of the building. Therefore, Empire Vision requires a new 36 square foot sign on the main plaza pile-on in order for it to move to the new location. Panera Bread will not require a sign variance as space is available on the pile-on sign located near Traveler's. Having Panera Bread located in the plaza will allow the existing employees of the offices and retail stores to eat in the plaza and not have to travel. 2. What effect would this variance have on the character of the neighborhood and the health, safety, and welfare of the community? There will be no effect on the neighborhood, as the sign will simply be added onto a pile-on that already exists. This sign will give notice of Empire Vision to customers and the passing public, even though the store will not be visible to people traveling on Route 9 and Quaker Road. 3. Are there feasible alternatives to this variance? No. Due to the proposed new location, a sign is necessary so that the customers of Empire Vision will be able to locate the store. The back of the store faces Route 9. 4. Is the amount of relief substantial relief relative to the Ordinance? No,because the pile-on is existing and can accommodate an additional 36 square foot sign. 5. Will the variance have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district? No, the variance will have no adverse effect. This project will allow for the continued redevelopment of a plaza that still remains partially vacant. This requested signage will allow for potential customers to know that the new location of the Empire Vision store may not be visible but that the store is still located in the plaza.
