Dear Miss Bulris-Rowl, This letter transmits the results of a sunroom inspection that was performed at the address cited above. The inspection was p"Oftl v ftbl,,,?,.R2. INSPECTION BUILDING & CODS PTo Reviewed B L \: -� The structure was a single-family, tere-of-s tven#i®nalanrood construction. There was a single-story, 16' x 16' sunroom located at the rear of the home. The sunroom had scissor trusses which loaded the left and right-side walls. Interior inspection of the sunroom - showed it to be settling into the ground resulting in the sunroom rotating away from the rear of-the home. The rotation has caused tears in the drywall ceiling tape to the point where daylight was visible at the corner wall seams. The settling was approximately 2". The underside of the sunroom was supported by two dropped wood floor beams. One beam was set back 12"from the gable end and one located near the center of the sunroom. The beam was lapped on either side and bolted to three.6"x6" pressure treated posts. The base of the posts were not visible for inspection so the footings could not be determined. The floor joists.were orientated perpendicular to the rear of Ahe home. One end of the floor joists were supported off of the home while the center and other end of th s were su orted off of the center and end floor beam. The floor joists size could tEc erEirFdin underside of the joists were covered. — DEC 0 5 2022 TOVvN OF QUEENSBURY BUILDING&CODES 4 4 CONCLUSION In my opinion, the room has settled due to inadequate sized footings underneath the posts. Adirondack Basement Solutions proposes installing a new beam alongside the existing beams. The new beams will each be supported by 3 steel helical piers. Unfortunately, due to height limitations, the top side of-the floor will need to be accessed in order to install the piers. The beams will each be a 4"x 4"x 1/8"square tube. The piers shall be installed so that the beam ends cantilever 12". The center beam end piers loads shall be 13,600#minimum. The center beam center pier-load shall be 5400# minimum. The gable end beam end piers shall be 6200#minimum. The gable end beam center pier shall be 3700#minimum. These findings and results are based on information available at the time of the inspection and we reserve the right to change our opinion if new information becomes available.
