The prior investments, invested at a reasonable rate of return, would have accumulated to the amount of $78,224. The amount of annual investments used in the calculation were the figures you provided for the past 11 years of tax payments on the property. Since no information was available for prior years, I assumed a conservative tax payment of $60 per year for the 39 years prior to 1988. Unfortunately, my software is restricted to 50 years; therefore, the estimate provided above is conservative to say the least, since payments should have been made back to 1930 for a total of 68 years of accrual.
