Dear Laura Moore:
Attached please find the revised Site Plan Review Application and Area Variance Application for 3
Sons and Holly, LLC property at 28 Holly Lane, currently under review by the Town of Queensbury
Planning and Zoning Boards. Proposed site permeability has changed from 68.14% to 71.60%,
which matches the existing site permeability (71.60%). This change should eliminate the need for
a site permeability variance. Due to the reduction of impervious area, the proposed
impervious area now matches the existing impervious area. Therefore, stormwater
practices are no longer required. However, the proposed rain garden remains in the site
improvements and will treat runoff from the proposed patio on the lakeside portion of
the property. Also, please find responses to the engineering comments provided by LaBella
earlier this month.
Submission materials include:
o Revised Site Plan Review and Area Variance Applications,
o The existing garage plans,
o And revised site drawings with an updated “limits of disturbance” boundary, a reduced
parking area, a portion of the front walkway removed, and newly planted areas.
o Engineering Responses and Appendices
